      I have been working with a buyer for the past two months now. I have shown this couple over 40 houses-Feel my pain. Now that might not be a lot to some real estate agents but to me,that is a lot. About 35 of them had mold in it. You know mold-type of fungus that grows on plants and fibers and is most often associated with damp, musty locations such as bathrooms, basements and attics. ... Me I call Mold -"the deal killer in P.G County MD houses for sale". And if you are a Real Estate Agent who works in P.G County Maryland,you already know that a lot of P.G County MD homes for sale have mold in them.

     Banks who are already taking a loss selling a house below market value are not willing to make no repairs to these houses. That's why first time home buyers really need to know upfront by their real estate professionals during the home buyer consultation that foreclosured homes are being sold "as-is" and banks are not willing to make no repairs to them-NONE. Most of my first time PG County MD home buyers don't have money to pay for mold remediation (which will cost you thousands of dollars depending on how much the mold has spreaded all over the place) in their already tight spending budget.

     So how can banks help home buyers overcome the issue of mold? Banks should offer financial assistance to first time home buyers who really want to buy a PG County MD house for sale. Banks should give first time home buyers up to $5000 or more (depending on how much mold is in the house)in grants that they should only use to only pay for fixing the mold issue. But if they sell the house in less than three years,they should pay all of it back. Kind of similiar to the $8000 first time home buyer tax credit for DC and MD Home buyers .Doing that I think first time home buyers will help decrease the amount of housing inventory in P.G County Maryland which is 85% or more short sales or foreclosures that is currently on the market.

     Most first-time home buyers want to buy a move in ready house,not a mold in it already house. Mold is a deal killer in PG County MD Homes for sale and until there is a way to solve this problem,deals will continue to fall apart.

      And another thing. Why is it that a lot and I mean a lot of houses for sale in PG County MD have mold in them?

Lanre, there is a neighborhood stabilization program offered in PG County that is a grant program for home buyers purchasing foreclosed homes (many of which need work).  I blogged about it about a month ago.  My friend Ann Fisher at SunTrust Mortgage told me about it.

The problem is that all these homes with mold are not likely to pass FHA inspection and appraisal.  It's therefore very hard to move these homes.  Mold is a problem all over the area.  There is so much moisture around here that when you look up homes for months at a time - it is a recipe for disaster.

Lanre - I think that you and other here on AR are making the difference and the more we connect the more we learn and can help alot of people.  I see you are working late like me and I know it takes a toll on your family as it is taking a toll on mine.  We are lucky to have family that support and love us and we share that every time we can.  I had a call today, about a family that just can't make payments anymore, it breaks my heart.  I talked about options, I think that many were not optimal.  That makes it hard for me as I can never provide any ideas that are really a wonderfull silver bullet.  I guess it is just the times, but it does break my heart.

Lanre, yes it's the NSP program, it is my understanding that some of the NSP money can be used for repairs and in conjunction with a FHA 203K loan.
