007 we're Not - Keller Williams Agents in Pembroke Pines Know This and Sell More Homes. I have never been able to figure out why some listing agents make showings so difficult, and why they haven't figure out that the easier it is for the showing agents to get in the more showings they will get which will ultimately lead to obtaining the best price in the shortest amount of time for the seller.

In the 18 years that I have been in this business I can count on one hand how many times I have had the showing agent call me as part of my showing instructions and I only have 1 finger. I'm joking about the one finger. The truth is, I can't remember a single that I have ever done that, and I've had a lot of listings over the years. Now if you are working high end properties and I mean really high end, then those customers usually benefit and are accustomed to you handling every detail.

I have always figured the quickest way to the best price is to take the shortest route to the front   for access, that's the seller. If you don't you must now track down the seller and play phone tag for three hours with all concerned, by the way in case you don't know this busy showing agents have the best and most serious buyers, they don't have time to waste, so they show only the listings that access is easily obtained on.

I am a firm believer that the two main reasons home don't sell is price and access, if they can't see it they won't buy it unless you put a fire sale price on it. Floyd Wickman use to say you need to be a James Bond to get into some agents listings. He's Right.

I know what some of you are thinking the seller wants me to control and keep track of what's happening and I can screen them before. What the seller really wants is for your guidance and expertise in selling the property. You need to explain to them that if they are the keeper of the gate and want to know when showings will take place, which most sellers do, you need to have the showing agents go directly to them not you. Convince them to put their home on lock box have the agents call leave a message if they are not available and let them know what time they will coming over with the buyer. When they get home check their voicemail, based on the time the showing agent said they would be there, they will know if showings have already been done, or if anything is scheduled later in the day. I think at times some agents think they are so important or they just don't have enough work to do so they make themselves the contact person. Get out of the way, you are not that important, and go find another home to list.

When I go out to show property especially in a buyers market I want easy access, one phone call and then access, so the only properties I show are on supra, call own directly and set appointment or, vacant no appointment necessary. Anything that requires the game of phone tag goes in the trash. Now you're thinking how do I get feed back, you won't get it all, but you will get some from those who leave cards. Remember providing the property is priced right with easy access you will now begin to get the pro's showing your listings, not the guy that has all the time in the world to play phone tag with you, if the agent has this type of time on their hands this probably is their only customer, and they have the next twelve hours to set up the showings. I want the top agents showing my listings because they are efficient, professional, the transactions are easier and most importantly, they only put the best buyers in their cars.

So guys make your life easy, get more money in the shortest time for the sellers, which will ultimately get you more listings.

Sounds like your system is different than ours, but the point remains the same:  access to a property is IMPORTANT.  Sellers can't tell when the right buyer is going to come through the door, so don't make access difficult.
