  1. Homeowners come to terms with the harsh reality of declining values.  I believe we will see movement in the move-up market. Enough time has passed that the reality has set in. Those "waiting it out" for a higher price will decide to sell and move on.
  2.  The return of jumbo money. Behind the scenes, I suspect lenders are trying to figure out how to capture a lucrative market that has been kicked to the side of the curb: Buyers with great credit, solid assets, and high incomes. Wait...tell me again why these people should pay far higher rates than the store clerk with no assets and a 650 credit score????? Which loan would you rather have?
  3. Washington will finally "get it" when it comes to jobs being the #1 issue with the economy.  Okay, you can give money away to banks, car buyers, and real estate buyers all you want. But no one is going to buy anything if they don't have a job, or are afraid of losing the one they have. Washington will come to the rescue.
  4. The economy gets a nice boost when homeowners finally need to fix their houses.  My new client works at the local Home Depot. He told me his store did well over $300k in business on Black Friday and management was astounded (okay...there are a lot of Christmas trees in that number). But I say that many homeowners have held off as long as they can and will need to repair/upgrade their homes next year.
  5. Babyboomers revitalize the second home market.  I know, I know. The standard theory is that the second home market is the last thing the rebound. But I am going to go out on a limb and say that prices are ridiculously low and Babyboomers are ridiculously ready to escape from the madness of this economy. PS They are also sitting on equity from owning their homes for so many years.
  6. Investors will be out in force and they want real estate. We all know that investors with cash are out in force competing with first time buyers for real estate. But next year I predict this market will really ignite. Why? How about once in a lifetime opportunity to grab dirt cheap properties AND good terms to finance said properties. The non cash investor will join the property grab.
  7. Surprise! The tax credit ends for first time homeowners and they still keep buying houses! Want to know a secret? They are buying for the same reason as investors. Not because of the tax credit. Because houses are cheap. They will still be around and still be buying houses.
  8. The world does not come to an end when ARM loans start to adjust, but a refi boomlet could help the mortgage industry. I have analyzed more ARM loans than you can shake a stick at. And I just don't see it as a disaster waiting to happen. At least not next year. Rates will remain low enough for most homeowners to absorb the adjustment into their budget, or refinance into a 30 year fixed rate loan.
  9. The quality of people in the real estate industry continues to upgrade. The pretenders and hacks have mostly fallen by the wayside leaving the smartest and most committed in the business. Competition keeps shrinking.
  10. Marketing is much cheaper than it used to be, thanks to social media.  All that postage. All those postcards, magnets, calendars and trinkets. Gift baskets at closing. Newsletters. Forget those. Now you have Facebook, Twitter, ActiveRain, and a website. And it all costs much less, and allows potential clients a much better look at who you are and what you stand for. You gotta love that.

Janet-From one mortgage banker to another, I hope you are correct.  I especially like item number eight.  I have clients who have called me in a panic because they think they to refinance because their ARM is about to adjust and they cannot refinance because they do not have any equity.  When I go over e their paper work they realize the rate is going down, not up because the index that is tied to the ARM has gone down considerably over the past three years.

Here is the funny part of this post. Whenever I do a top 10 list, I always ask the "thinkers" in my professional sphere to contribute their ideas (that is my blogging tip of the day..but I digress)

I CLEARLY stated that this had to be something positive and yet they CLEARLY came back with all negative suggestions! What the heck?

I guess the moral of this story is this: It is harder to be positive than to be negative (have we been brainwashed by the media to think negative?)

I had to think all of these up by myself but am still pumped from RainCamp which was about as upbeat of a day as you could spend

I could also think of 10 things that are not good. But it is Friday and I like to feel good going into a weekend even if it is supposed to storm on Sunday here in the Bay Area.

Number 2 is the prediction I am rooting for the most, with a small add-on.  We need fair vacant land/lot loans.  I not advocating going back to the days of "interest only, no money down".  That is what started a lot of the mess we are in now.  But most SC banks are flat refusing lot loans.  The few that will entertain an application are quoting 35% down payment.  On our SC Barrier island the average lot listing is 326k.  Keep in mind we are a 90% second home market.  Prices have adjusted and I have clients that want to buy lots but are not willing to part with that amount of cash these days.  So our lot market remains virtually at a stand still.

Lots of good statements.  I would call this list a blend of reporting on trends as much as making predictions.  Very intersting year ahead for those who are left standing.

I particularly intrigued by number 10.  As more agents find they believe they can get away without snail mail or they can't or won't budget for it, this will allow those of us who swear by it to stand out even more...I believe one of the guys on stage at the RainCamp made the same observation.  Bring on 2010

It's nice to hear something positive.  I agree with much of what you say.  The high-end market is all but dead around here - so getting the jumbo loan market back on track would be tremendously helpful.  Here on the east coast though, prices will remain depressed.  Activitiy will be up - but prices will be down.

If only #9 would come true.  In my area were already seeing many of the others coming true. But I'd give up everything in the world for #9. But, it will never happen when any monkey with $300 can become a realtor. Had sad our industry is when the barrier for entry is so low.

Congratulations Janet, Well done. Your predictions seem to me to be spot on and they also have a strong air of reality. Even though it would seem to some maybe that these predictions have an air slightly less than positive, truth is always the most positive aspect and reality ties it for first place. Truth and reality are always positive  for to deal with life in less uncertain terms creates a resilient negative that is even more difficult to overcome.

What a fantastic - and realistic top 10 list! I especially appreciate your perspective on number 8 - that  the adjustments of rates from ARMs doesn't cause a financial collapse. Hopefully those who have them will refinance while rates are so low. Congratulations on the feature

I hope you are right on all counts and I have to agree with the comments about #3 --until we stop the job bleeding fewer folks will be able to buy and we will continue to see an increase in short sales!  A really on the mark post!
