A couple of years ago, to have a few listings was a blessing, nowdays it can be a hasle. The most effective technique that I use is to cover everything upfront. Don't leave the price reduction out of your listing presentation. The last thing I say on my listing presentation is "Now the market has changed and we really have to be on a competitive position at all times, lets set up a metting two weeks from know. If during those two weeks we didn't get at least eight showings or a writing offer we are probably overpriced. Be ready to take action."
