DECEMBER IS A GREAT MONTH TO BUY A HOME IN WASHINGTON, DC
For as long as I can remember, Lexus has run a fabulous ad campaign during the holiday season...The December to Remember Sales event. It's a smart and savvy marketing campaign but I think it can apply to residential real estate too. December is truly an excellent month to buy a home and here's why: 

SELLERS ON THE MARKET IN DECEMBER ARE SERIOUS

We all lead busy lives but the holidays - Thanksgiving to Christmas and New Years - can get really crazy. School plays, parties, shopping, work events, you name it. We over commit ourselves every year and swear we won't do it next year. Add selling a house to the mix and your friends think you have gone mad??? Are you crazy or perhaps, maybe you are brilliant! Only the most serious sellers have their homes on the market through the holidays. Whatever the motivation is - move up, move down, financial, retiring, relocating, December Sellers are motivated and buyers should take note!

BUYERS OUT LOOKING FOR HOUSES IN DECEMBER  ARE SERIOUS

Buyers that are out in December are real. You see less nosy neighbors, wannabe decorators and perpetual scouts. Why, because they are busy with their lives, getting ready for the holidays and on vacation. The Buyers that are scheduling appointments with their Realtors and lenders this time of year want to buy.

IT'S A GREAT TIME TO BUY - INTEREST RATES ARE AT HISTORIC LOWS AND HOME VALUES ARE DOWN

Interest rates are really low and combined with home values being down 10-25% in the National Capitol Area Region from 2 years ago, there are some really good deals to be had. 

When you combine SERIOUS SELLERS with SERIOUS BUYERS and add LOW INTEREST RATES and DEPRESSED HOME VALUES to the mix, December really is a great month to buy a home!

I agree completely. People who are taking the time to look are serious buyers. People who are making the effort to keep their homes on the market are serious sellers. Put the two together and you have a win-win for both parties!
