Hernando County Real Estate Market Report: November 2009
For the first time in several months, inventory of Homes for Sale in Hernando County has slightly increased over the previous month while closed transactions decreased slightly over October.
While average and median price ranges for October were influenced by one or two properties that had sold in very high price ranges, the sold price ranges and median and average prices returned to lower levels in November 2009.
The highest sales price was achieved for a Hernando Beach waterfront stilt home with pool and boatlift. The lowest priced sale was for a single-wide fixer-upper that was offered as a REO.
The number of homes under contract, either with contingency or pending contracts, decreased again over last month indicating a slight slow down in activity. Once again, both median and average prices have decreased.

Of the homes sold in November 2009, 19 were short sales and 45 were REO or bank-owned properties while the remaining 127 sales were "regular" market sales.
Homes currently under Contract: 493
Of the homes currently under contract, 187 are with contingency contracts and 306 are pending.
Of the total homes under contract, 219 are short sales, 97 are foreclosure properties, and 177 are market sales.
