Refurbish Homes Equal To New House In Pricing?

I am in the process of writing a listing on a house that is 17 years old.  It has FANTASTIC long distance views, close to all the amenities it's community offers and has been completely refurbished.  Their roof is 3 years old, new Hardiplank siding, new plumbing, new appliances, new hardwood floors and new tile in the kitchen and all baths.  They also have new carpeting in areas of this house.  They extended their deck and screen porch and added another large screen porch with stacked stone fireplace off the Master Bedroom. 

In pricing this home, how do you think it measure up in pricing to a brand new home or a spec home that has been sitting for 2 years without any offers?

Rosemarie - Age is relative and not a very good barometer for pricing. I've remodeled/flipped several homes in the past and have priced them based upon features and value. I never considered age. And my homes, similar to the one you described, were basically new, most visitors assumed they were new since everything visible had been replaced.  I'd certainly not discount them because of age, but would price them competitively with comparable homes on the market in that area.
