Hamilton County, $100,000-200,000

Active, residential listings: 962 Pending or contingent listings: 173 Residential listings closed during November 2009: 126

Number of months to sell current actives at November's sales pace: 7.6

Hamilton County, $200,000-400,000

Active, residential listings: 706 Pending or contingent listings: 90 Residential listings closed during November 2009: 69

Hamilton County, over $400,000

Woohoo! The upper end market is coming back. Twelve closings with significantly lower inventory (statistically speaking). Anecdotally, I've seen a lot more upper end buyers in the last couple of months. Upper middle level homes had pretty flat sales but a drop in inventory. Double woohoo! Median level homes: drop in inventory but a larger drop in sales. Negative woohoo? I think that means we're back to just the one. The lower end of the Chattanooga real estate market? Higher inventory and lower sales. Blech. Looks like we just went back to even. Oh well. Overall, not much change since last month.
