Here is the update since my September Update for the Gulfview Condo here on Marco Island.

  • There are 21 Active listings ranging in price from $695,000 - 1,150,000
  • Only 4 units have closed and there are no pending for 2006, with an average list price of $680,000, the lowest being $600,000 and the highest sold this year at $725,000. 

All the units in this building are two bedroom 2 bath units, with three basic style differences.  Units that sit beachfront are more desirable, most people prefer the southern facing units with unobstructed views all the way to Cape Marco.   Personally I like the North facing units that get spectacular sunsets and lower air conditioning bills....
