Many leads I get on the Internet seem to be bogus..just lurkers and they do not answer back..but I still follow through with all of them at least 3 times..then if they still do not respond then they get zapped.

Neal, do not zap them. They are just not ready. Most of my leads that convert takes months.( some over a year )  I put them in a drip campaign and let the system work. I am not advertising their product, there are other good ones, but I use Intersend.com. Check it out, as I've been using it for 8 years with great results. Honestly very few internet leads are ready, they need nurturing. I customize my letters and have a link back to my site in every letter and now to my blog. I think you can get 1-3 months free to try them.

I got a call Sunday, my first one from a couple, unhappy with their realtor she said, " I've been reading your blog and you seem to really understand the Ann Arbor Market". I was so excited !

What a great idea. When people go on my site they can view listings but if they want detailed information  they have to provide their email address and many do not do it. If I have something like this they might be more willing to provide their email address.

Gita, try it, I know some people disagree, but if your web site shines, they will register to see the data. My best site is so good, I have no problem getting emails and phone numbers. Hey, I didn't design it all the credit goes to my web master. He is a genius !!

that is a wonderful guarantee, and I hope you won't mind if a borrow some of it too!  I think if someone were on your website and saw even a portion of this, you would be the Ann Arbor or Washtenaw County Realtor they would feel most comfortable with.

2) I do not practice Dual Agency.

3) I will not answer my cell phone during an appointment with a client.

4) I practice consultative services INSTEAD of High Pressure Sales Techniques.

5) I will implement my VITO power if necessary.

6) I attend all Home Inspections WITH my clients AND shadow the inspector WITH my client.

7) I insist on a Home Inspection for Residential Home Buyer's

At this time...this is all I can think of off the top of my head.

Hi Missy, consumers expect this today.  But don't get it from so many marketers.  Seth Godin talks about this all the time - permission marketing.  More and more I just tag as spam emails that come from people I don't know that don't have EASY unsubscibe-ability or are off topic.

These are great tools to help the clients feel at ease.  I had to realize that customers are on their own schedule and not to rush them.  I just watch them look at the same house over and over again and let them know I am available.  I pray it works in my favor. :)

you do a fabulous job.  I moved up to Petoskey from Atlanta GA. and am an assistant to Lori Jodar.  I am studying for my e-Pro, and am learning MUCH from the agents who are willing to share their knowledge!  I was a GRI Governor in GA for 6 years and I know from experience, that the agent who is willing to share her/his knowledge, is the agent who earns most respect, and referrals from other agents!

You make me want to vist your web site. Great way to make buyers feel at home. As we know buyers need to move at there own speed and like the idea of hiding in the background. This lets them know up front you are allowing them there privacy...
