Stop Showing Flat Fee Listings To Your Buyers!
Many sellers today are turning to discount or flat fee listing companies to try to get their homes sold in today's real estate market. These sellers belive that offering a commission will entice a buyer's agent to work directly with a seller in the negotiating process.
What are these sellers thinking? Don't they know that there are a plethora of listings on the market that are represented by professional Realtors? I am amazed how these sellers still believe that the real estate market is 2-3 years ago where placing a for sale sign in front of a home would lead to dozens of showings and offers. Now, with by owners listing with flat fee companies, they still place their for sale by owner sign in their front yard. How awkward do real estate professionals feel when they pull up to a home with a for sale by owner sign in the front yard with their potenail buyers sitting in the passenger seat? Do you think the potential buyer is thinking about going around the agent to work directly with the seller?
With qualified buyers becoming like an endangered species in this market, I try to promote properties that have real estate professionals representing the sellers in the sale. This way, I will be working with a licensed Realtor, who I know will do his/her job in facilitating a smooth transaction with little to no problems. If I deal directly with the seller, only problems can occur. Plus, I most likely will be representing both sides of the transaction, but only getting paid for half of the commission.
