like being late.  It seems that the late fee doesn’t really make a difference.  The fear of it “showing up on their credit” doesn’t make a difference.  So what options do you have to help you increase your chanced of getting rent on time?

The best way we have found is to be proactive about starting the eviction process.  Our lease states rent is due on the 1st and late on the 5th.  If we have not received rent by 9 AM on the 6th we deliver the “3 day notice to pay or quit.” If the tenant knows you are serious they seem to not play the games.

In the past we would accept the excuse that it’s in the mail, or this or that.  Now out tenats know that it doesn’t make a difference.  If we don’t have it, then the process is started.  On advantage of being in Maryland, is the eviction process can be very quick!

Good Luck, don’t listen to the excuses, set up you process and follow through!
