New Windows are Better?

By
Home Inspector with JRV Home Inspection Services, LLC HOI 394

Some recent discussion on new verses old windows motivated me to post these infrared images. The dark blue spot at the bottom of all three windows is cold air flowing by the window seals. The first two windows, one a casement and one a double hung, are newer thermal pane windows. They are from the same home.

casement irThe glass is in fact performing fine. You will notice the glass temperature is close to the adjacent wall temperature.

What these images show is a more common problem with windows, air infiltration.

Just to demonstrate how little difference there can be from old to new windows look at the last image from the same home.

This window is an 80 year old single pane window with a storm in place. It is leaking air along the entire bottom of the sash. You will also notice air coming through the trim molding. That is probably because there is no insulation between the window frame and house framing.Double hung ir

No insulation is common with old as well as newer windows especially replacement windows.

The glass is cooler than wall by about 5 -6 degrees as opposed to the newer window where the differential was 2 - 3 degrees.  The difference will become greater as the outdoor temperature drops.

Should the old window be replaced? Absolutely.

Will the homeowners save lots of energy?

No, but they will be more comfortable.

The estimated cost to replace the window, $352. The estimated yearly savings, $10.old window ir

Is there a return on investment? No.

It would take 35 years to break even and 36 to begin seeing a return. Of course as energy costs increases the ROI time will decrease.

Window replacement in the context of energy savings would best be described as a wash.

What the energy audit revealed for this home was insulation and air sealing were the best and most cost effective upgrades. The windows placed dead last.

Next time you see an ad or receive an offer for replacement windows promising 20 - 40 % energy savings, be skeptical. Be very, very skeptical.

Hi James,

Thanks *so* much for posting this. Window replacement is the bane of my existence. It is such a travesty and such a scam.  It takes elements of the house that can last 75-100 years and then, after restoration, last 75-100 more and turns them into a disposable element that often won't last a decade. Not to mention turning all those old windows into waste.

From an aesthetic view point and a historic preservation one, most replacement windows are an abomination. Ruining the look of the house, the neighborhood, and the view for all of us.

Blows my mind that so many people have drunk the koolaid.  And it doesn't even save them money.  Yet we give tax credits - makes me want to bang my head against the wall.

Liz

This was a well presented blog with some very good and useful information. Goes to show you can not believe everything and every advertisement that folks promote.

Jim, Well presented and I agree.  I sold windows at one time and of course they wanted us to push how much energy they would save and infer they would pay for themselves.  I knew this wasn't the case, and focused on increased comfort, resale desirability, improved operation all valid reasons to update windows.

Wow!  I have been brain-washed because I love replacement windows in the houses I have to sell.  I've even thought about them for my own house.  You may have to dwell on this further.  What about storms over the old ones?  Are they useless too?

Barbara, there are still lots of good reasons to upgrade windows----payback just is not one of them:)

Mr James,

While new windows are sometimes warranted, these that are purple and yellow are hard to see out of. Personally, I prefer clear glazing.

Nutsy

Elizabeth, There is company here in CT that restores old windows and in the process puts in thermal pane glass. The service is for those people who want to keep their old original windows while improving their comfort. One draw back, It ain't cheap.

Carl & Ceil, Unfortunately it is always buyer beware.

Dan, Nothing wrong wit selling a product on it's true merits. Replacing windows is part of home maintenance.

Barbara, It's not that they are useless or bad, it's just do not replace your windows and expect to save lots of money on your energy bills.

Charlie, Exactly.

Nutsy, You have to stop your pharmacological experimenting. Next you'll be listening to the Grateful Dead.

Kate, Squirrels in hot dog suits should be barbecued.

James, Thanks for the 101 on windows.  I always wondered about the promises on energy savings with replacement.  Now I know.

James, this sounds like what I have been telling my clients for years!  Especially the fact that the old storms work nearly just as well as the new double panes, even with the R value near 10!  These ads that you will save 35% are very misleading.  The ads make it sound like you will break even in less than 3 years!  ROI no - ease of use yes.

By the way, I love the ghost you apparently captured in that last photo.  Your great grandfather?
