Are you prospecting after the unit sells?

Last week I did things a little differently when I unstaged a unit that recently went under contract. Instead of pulling the furniture out, marking my stats on the books & going on my merry way, I did one more thing. I emailed all of the active listings the following email (there were 40 properties listed):

Since current Daniels Landing Active properties average 129 DOM, Sold properties average 115 DOM and Average DOM for all properties since 01.01.07 is 119 Days, I'm sure both you and your clients can see the benefits of staging! The cost is reasonable and typically pays for itself in saved carrying costs and higher offers!

This was Friday.... Today, Wednesday of the following week, I've been on 4 walkthroughs and have one contract in hand in this area. I'm confident that at least one more of the other two will turn into a job based on comments from the agent. Needless to say that staging makes a difference & having the concentration in such a small area will really show how it works!

If you aren't trying this technique - you definately should.

One more thing... this is the RES that I sent with the written quotes after walk-through. Take a look if you are interested......

Melissa - this is a fantastic idea! The home looked beautiful, loved your RES and the Photo gallery was great. Your pictures were so clear - what kind of camera do you have?

Maureen - the camera is a Kodak EasyShare Z740. I absolutely LOVE IT! With a 10X Optical zoom it's fantastic for family photos as well. If you want to check out other types of photos check out my family website, www.kodakgallery.com/marrofamily Looking at the photos of 'Big Lake in August' or "Big Water with BOYS', our monthly vacation spot, I was sitting on the shore about 100 yards or so from the kids most of the time. You can still see their smiles loud and clear! If I would crop it they would be even clearer... This is at my 5.0 Mega pixels... I don't have this photo on this computer or I would crop it to show the clarity. I could zoom in on my kids faces and get the photo clear enough for a 4x6 snapshot. (The order of kids in this photo is - my son's girlfriend, my son, my daughter's friend, my daughter) This was taken at Carowinds in SC. If you look at everyone's hair, etc you will see they are going really very fast.

This is an excellent idea. I just started giving my clients a flyer on Interior Room Redesigns for their new home. That seems to be working as well. I have not done my RES as yet, I have been very busy and completely wiped out. Yours look great, tho.

This is such a fantastic idea -- I am going to use it when my next staged home is closed. I have one in St Pete, FL that was staged, FSBO and under contract in less than 30 days (a miracle in our local market). Once it closes, I will target the area listings and send them the stats and photos. I am also a Realtor so have access to MLS for this info. I just signed up for a trial version of RES and excited to give it a try. Yours looks amazing! Thank you so much for this tip!

Pam - Most of the time I use www.kodakgallery.com for my before & after photos. If I want to use a mini-movie or commercial then I use RES (www.RealEstateShows.com) I use www.constantcontact.com for my newsletters. The process is simple. I email myself the slideshow from KG and then copy the link and add it to the newsletter.... easy cheesy. Please never apologize for questions! That's one of the main reasons we are here..... some of us know things others don't. Then we learn things we didn't know from still someone else.

BTW: How clear is that lake? It looks pretty clear from your pics...love 'em...thanks for sharing! I'm spoiled and won't swim in any water that I cannot see the bottom, nevermind share it with fish...UGH!!! I love learning about new places of interest and that could be a long weekend destination spot!

Abby - The lake isn't clear enough to see the bottom. The water is pretty nice, there are definately fish however. One of the things I love about our little vacation spot on Lake Marion is that you have to be a member to go and you have to live in SC to be a member... this means there aren't a lot of people. I LOVE that! I always have room for a chair and umbrella on the beach. Of course if you wanted to come, I could take you.... girls day on the beach!

I also don't know what a lipote is but then I don't know what a sapota is either (my graphic)
