November 2009 Kauai Market Statistics

Aloha,

The month of November 2009 posted record sales of 48 for the month well over the 29 properties that changed hands in Nov of 08. Year to date for Nov 09 shows 444 sales which is still below the 08 year to date of 548. Of the sales this past November, 23 were residential, 7 land, 2 commercial and 16 condos. Year to date there have been 224 homes sold, 67 parcels of land, 7 commercial, 145 condos and 1 business. The high November was in 05 (as usual) when 129 properties changed hands which contributed to the year to date high of 1672 properties which sold. 05 is closely followed by 04 which recorded 117 sales in Nov with 1539 properties selling as of year to date Nov 04.

Overall sales volume was up in Nov 09 over 08, with $47.5M in sales compared to $27M for Nov 08. Year to date for Nov 09 is down at $287M which is a 35% decrease from year to date 08 which was $444M. Year to date for 07 was $740M, 06 $908M, 05 $1.124B and 04 was at $862M. As usual, 05 always leads the way when it comes to big numbers.

Land was at $185K for 09 compared to $255K for Nov 08. Condos were down considerably going from $425K in Nov 08 to $277,500 for Nov 09. Year to date figures are all down going from $625K for residential for this time last year to $465,500 for year to date 09. Land moved from $500K for year to date 08 to $277,500 for this year. Condos were at $542,500 year to date last year and are now at $335K.

Once again, the high year for all of this was 05 when the median residential price in Nov was $689,500. Residential year to date for Nov 05 was $645,500. Year to date 04 was $487K for residential while the month of Nov 04 was at $580K. Nov 06 posted a median sales price of $600K with year to date at $679K. Nov 07 residential was $525,300 and year to date was $650K. Please keep in mind these are median sales prices and not averages.
