Selling a Luxury Home - Part 3 - Make a Plan

As we discussed in prior before Selling a Luxury Home is about Uniqueness, Status, and Luxury.  So what is important is find the best way to treat the home as a Unique and Luxuries Status symbol.  Your first impulse is going to be to start fixing things up and cleaning things.  No matter how nice your home there are always those little things that need taking care of or things that have just become dated with time.  It always strikes me as odd that we will leave in a home for years and put up with things then as soon as we are ready to move we fix it for someone else to enjoy.

But fight the impulse to jump right in and start making improvements and repairs.  Many of the things that are obvious to you will have to be done.  But you need to approach things systematically so as they get done right and you do not have to redo things down the line.  You are going to need a team to help you get the home ready and to maximize your profits.

Who is the head of your team?  A Realtor that's who.  Now if you are thinking about skimping on a Realtor and do it your self you need to read the article on Selling Your Own Home.  This is especially true for the Luxury Home.  You are trying to create value for your home with presentation and buzz and your Realtor should know how to do this.  You don't take that one you love to the nicest place to eat in town and serve yourself?  Do you let your son change the brakes out for you on the Ferrari to save a few dollars?  Do you take your own photos at a Wedding (at least not the formal ones)?  Well when it comes to one of your most valuable assets do you skimp on getting the most money for it in the least amount of time?

Once you have a Realtor he is going to help you put together your team to get the home ready.  Next time we will look at the team members.

I have always felt that it takes a well trained agent to do a really good job in marketing the luxury homes. The uniqueness of the property needs to be presented in the correct way and without knowledge it is difficult to do that.
