Party CelebrationIt all started with a blog post or two about the Springfield VA area where I grew up.  Then I threw in a blog post or two about Military Relocation to Fort Belvoir and the Pentagon.  When they were stirred together on the internet my phone rang from an owner of a home in the Townes of Orange Hunt with an idea.

The owner was not interested in going the usual For Sale by Owner (FSBO) route but they also weren't interested in listing their home in the MLS.  Instead they offered me an exclusive right to advertise their home and if I found a buyer  they would pay me a nice commission.  They hoped with my knowledge of Springfield and my connection with military buyers that the two combined would end up with a SOLD sign in their yard.

As it turned out the combination of local neighborhood posts and posts focused on military relocation were just the ticket for this FSBO.  Within a short period of time a military family relocating from Texas with orders to the Pentagon contacted me about finding a home to buy in the area.  We looked at a number of different properties in the area before I showed them the townhouse.   Once they went through the townhouse they realized that it was the right place for them.

Christmas StockingWith my familiarity with the neighborhood it was easy to tell them about the direct bus route to the Pentagon, how they could walk their young child to the library, where to go shopping for essentials and local places to eat.  This week we went to closing.  The FSBO is moved across the country and the military family is getting ready to enjoy the holidays in their new home.

Active Rain has brought good cheer to two more families and my Christmas stocking has a little something green in it for the end of the year.

Sounds like a great deal.  The MLS is the best way to sell a home, but there are lots of other good tools.

Kim-where have you been hiding?  You are right that we do share a lot of our experiences with other agents to help encourage and mentor I think that is one of the unique things about Realtors that the general public doesn't see.

Gene-the MLS certainly gets homes the most exposure if nothing else due to the syndication level.  However a blog has great SEO and can sometimes shoot a home to page one of Google with a better story.

Joetta-I've been contacted by another FSBO and am considering the same relationship again.  I learned a few things from the last one and now have some new forms to have everyone sign as part of the transaction.

Wayne-I had a signed exclusive agreement from the owners to market their home.  It outlined what I would be paid for my services.  When you think about it even when you have a listing agreement unless you specifically have a fee for services agreement as well you may be marketed a home for free if it doesn't sell.
