Condo Hotels are now finding a Home on Clearwater Beach, Florida

Have you heard about the latest craze in vacation homes - buy into a  Condotel  or also known as a Condo Hotel. Many boast that they offer a great alternative to luxury vacation home ownership. 

How do Condo Hotels work?

You actually buy into a Luxury Vacation Resort and the Condo Unit is then rented out when you're not using it but you can use it as much as you want with proper notice and then when it's rented out this rent helps offset your cost of ownership.  

The Condo Hotel concept actually started in Miami and Ft Lauderdale, Florida and now you can find luxury Condo Hotels cropping up in cities like Celebration, FL, Las Vegas, NV, New York, NY and Chicago.

Tampa Bay Luxury Condo Buyers have shown an attraction to these types of property in areas where the cost of owning a second home is high like Clearwater Beach where the average condo price has almost doubled in the last 3 years.

Condo Hotels are typically luxury 4 and 5 star world class resorts managed by some of the finest names in hospitality like Hyatt, Ritz Carlton, Four Seasons, Trump International to name a few.

Anyway, condotels are famous in Waikiki....did some looking last year although the client's decided to wait until they sold in Michigan.

Cyndee - My son and I amost invested in one of these in Paradise Valley, AZ. We decided not to and are now happy with our decision, now that ot being built.

I was told the owner could only stay there 14 days out of the year. Wonder what the difference is?

Irina - thanks for check in - yes people are even using them in expensive areas like NY and Chicago as a type of executive housing  - use it when you need it - earn income when you're not - it definitely has it's place. Happy 4th

Paula: I'm sure different resorts have different rules. That actually sounds closer to a timeshare interestingly enough. The ones i'm familiar with here all let you use it as much as you want with advance notice (like 60 days) so it definitely takes some planning.

I think it has a lot of zip to it - especially for those people who want a lot of amenities and also the potential cash flows.

Hello, My name is Sam Casuncad and i am also in to real estate. If condotels are very popular in Waikiki, it  is more than popular here in the Philippines as a real estate venture business. Sad to say that that there are only a few handfuls investing in the business and they are the ones who get a significant amount of income today.

We had one of these come up locally it sat right on the Big Deschutes River and was next to a great park - it took a little bit to catch on but it finally did and now when they come back for resale they are popular
