Is this a sign of good things to come?

I am working with a buyer who selected 7 homes to view which she had found on the Internet.  In calling to set-up the showings, I found that 3 of the 7 have just gone under contract.  Inventory is decreasing, sales are up over this time last year, and the percentage of sales price to list price is also up.  Days on market are a little higher...but you can't expect everything can you?

Renee, that is definitely a good sign. I wouldn't be much concerned with the 'days on market' this time of year. Here, it is usually a little longer anyway!

Hi Renee...In the Denver market we are seeing a similar trend for homes priced under $200k, above $500k things are still moving slowly. I suppose some market segments-price and geography-will open up before others.

How exciting to be able to tell Buyers that the market is moving and to be able to offer substantive proof with the homes that they have chosen.  We are seeing the under 200k market here moving well.

It is happening in many places.  Maybe it is the lower rates, and many sellers have just given up trying to sell.

Jane - You're right.  Days on market are higher than last year this time, but not too bad.  They keep fluctuating up and down month to month.

John - The same holds true here.  My buyer had chosen homes between $180k-$199K.

Sara - I'm hoping this will get some buyers off the fence, rather than risk losing a great house.

Ellen- I do think interest rates are helping.  I also think motivated sellers are agreeing to price their homes right.

Sounds like you've got an active market, Renee. This will probably also create a sense of urgency in your buyer to move quickly to find a nice home.
