I love, love walking along Venice Beach, CA during the early Sunday morning hours. The energy is calm, peaceful and you never know what you see! Last time I was visited Venice Beach I saw a pod of whales and this time, I witnessed a bird eating breakfast. You don't see this everyday.

There are many things to love about California. One of my favorites is the abundance of places to explore outside. During the month of February, California was filled with lush green rolling hills and valley's untouched by the human hand.  Blessed with just enough rain water to sprout fresh blades of grass rising up through the dried soil. The potential of thriving life was all around. Imagine the possibilities of what California could look like if enough rain was given to this huge state each year.  But, due to the drastic transformation of the landscape for farming and developmental reasons, the local vegetation has for the most part been wiped out, thus creating the perfect storm for drought and fires.  So, when these moments arrive in California to receive a glimpse of what could be...

The Venice, CA Condominium Market Trends Report is published... lately all I read on the Internet and in the News Media is bogus or bad information. Hence I felt obligated to provide Real and Quality Information. Take my word for it the greater Los Angles Real Estate Market is still hot.So with that said let's look at the Venice Condominium Market Trends! As you can see from the above chart Inventory is still tight and looks like it remains tight. Clear sign that it will be and still is a Seller's Market in Venice, CALooking at the Days on Market you would think the world is coming to an end if you went with the Per Cent Statistics. On the other hand if you look at the days on market, must admit it is not on fire like in 2016, but in spite of it it is still a fast market. Most of my read...

The Venice, CA , 90291 & 90294: Real Estate Market Trends Report is published. Should you have any specific questions, please reach out to me directly! Customarily when you see inventory increasing you would expect prices to stabilize and more sales taking place, now with that said let us look at the actual situation...Of course this naturally would increase the Days on Number statistics. Not surprised one bit, yet. Most people would expect prices of homes to decrease when inventory grows as well as days on market increase. Now let's look at the actual numbers. To most people this would come as a surprise, the Reality is Playa Del Rey, Marina Del Rey have virtually no inventory hence the prices increased even in Venice, CA.Now with that said if you want someone who knows the  real estate...

The Venice, CA , 90291 & 90294: Real Estate Market Trends Report... Yesterday I wrote about the Marina Del Rey, CA Market Trends Report. I would be remiss if I did not write about the neighboring Venice, CA Real Estate Market Trends Report.Keep in mind both are becoming very convoluted...there was a time when Venice, CA was very bohemian and as the demand for ocean view properties gets more demanding and the Silicon Beach buyers are pushing out or should I say gentrifying the bohemian Venice residents the prices are climbing as well as demand. Now with that said let's look at what is going on in Venice, CA.As you can see inventory is not increasing rather it is continuing to shrink. This of course is a clear indication of a Seller's Market. Not surprised when inventory is thight as some ...

Venice, CA  90291 has always had a Bohemian spirit and feel to it...when we relocated to Los Angeles, CA., Diane did not like the "feel" too many tourists, muscle beach weird people and the list goes on and on. Venice, CA was one of the most under priced beach towns, because of all those points Diane did not care for.Clearly I loved the idea of investing into a community that I saw would have an upside to it. Now with that said over the past seven years Venice, CA has become the last frontier for the entertainment industry and yes you guessed it the prices and the demand have skyrocketed.Today thanks to all the Internet Startup Companies and the demand it is now part of the coveted "Sylicon Beach" which simply translates to that the Bohemian Spirit is being pushed out as well as Gentrif...

The buyers were out in droves  in Venice, CA not just in the 90291 but in the 90294 zip codes..... This Sunday was such a great day to look at homes. My clients were running a bit late it made me wonder....When waiting for clients, who happen to be running late for a showing, what do you do? Do you read a book? Do you check your emails?  Do you call and harass your clients with: where are you? How close are you and words to that effect? Are you anxiously or should I say stressfuly waiting? Here, in Los Angeles thanks to our traffic situation, on more than one occasion clients arrive late. It is a fact of life in conducting business here. Some agents huff and puff, others go with the flow. I just smile and try to take in the surroundings.I always carry a book with me, but there are times ...

Venice, CA Real Estate Market Trends are hard to fathom. This is what I consider the last frontier where there is/was affordable beach properties. Now I need to qualify it with "properties near the beach". Well I suspect the days are numbered. So if you are considering having a property near or on the beach in the greater Los Angeles area, you might want to consider Venice, CA.Now instead of me telling you why not check out the numbers....Now keeping in mind when I say "affordable" it is a relative term compared to Malibu, Santa Monica or Manhattan Beach to name a few beach communities. As I mentioned the days are numbered and as you can see the word is getting out and buyers are flocking to Venice, CA. Check out the days on Market: As you can see it is a seller's market in Venice, CA an...

The   Venice, CA Market Trend Report is published. If you look at this report don't you wish you would have listened to me and brought those properties? It is virtually unfathomable look at the increases per Square Foot. Now if you have doubts, let's look at them from a different perspective. So those Condominiums you thought were not worth to live in or you thought that the neighbors looked a little sketchy? Well look again! As you can see other people have been buying up the inventory, there is still an opportunity, not a lot but you might want to take advantage before some one else will. If you are considering buying or selling a home, a luxury home, luxury investment real estate, luxury vacation homes, or luxury beach properties in Southern California, Los Angeles, Century City, Westwo...

Venice, CA most people are not aware that there are only two zip codes 90291 & 90294. This is just good Trivia to know for those potential buyers that are only looking at zip codes in their search. Venice, CA used to be the last frontier when it came to desirability and value in comparison to Malibu, Pacific Palisades, Santa Monica and Marina Del Rey. Needless to say since the Real Estate Market Activity got really hot after the Economic Meltdown, you can see for your self what the trends over the past three years have become. Thanks to the entertainment industry and the Dot.com invasion that we call now Silicon Beach. Venice is one of the hottest markets.  Thankfully inventory has been increasing at a steady pace.As you can see so have the prices, they have been increasing as well as th...

The World famous Venice Beach Boardwalk is not to be missed. If you are visiting the Los Angeles area, you owe it to yourself to come to Southern California’s number one visitor attraction. There is so much to do, yet one of my favorite things was to people watch, while riding my bike along the boardwalk.  Stretching about one a half miles along the manicured sands of the Pacific Ocean, the boardwalk is a large part of what makes Venice unique. Besides observing, you could also be part of the "entertainment." Be sure to check out muscle beach and test your own strength.  Venice Beach Website

Small World Books: The Bookstore on the Boardwalk in Venice CA, my regular readers might remember I have written about this great independent bookstore before. It is such a great place right on the beach hidden in plain sight next to where all the tourist go to see Muscle Beach and all the freak shows. Not only is this an Independent bookstore but they are pet friendly. Needless to say the cat in the picture is the main attraction. She was rescued from the Shelter by the Lange Foundation ( langefoundation.org )                 and was adopted by the owners of Small World Books. This cat has it made! Everyone wants to give love and affections to this cat. Well see for yourself. This is Conan the Librarian!   http://www.smallworldbooks.com/  If you are considering buying or selling a home,...

The Iconic Venice,CA a true destination place for many .....Venice California has been a ‘Local Attraction to just about everyone from all over the Globe.Venice Beach aka Venice, CA has always been a permanent Local Attraction. I can reflect and go past twenty plus years and the attraction has not waned. We can go back in my life time to the days of Jack La Lane and Arnold Schwarzenegger working out at Muscle Beach aka the Venice Boardwalk and people would want to see them.It is truly a destination place for many from all over the Globe. When we moved here to Los Angeles, the perception was, that it was not the safest place to live. I tried to convince Diane that we could buy properties for a song… she wanted safety and security. Needless to say twenty plus years and gentrification has ...

Venice Beach, CA: Protest Theme “Free the Nipple” In case you have not keeping up with the news about Iconic Venice, CA, the destination place for tourists from all over the world and let’s not forget the destination place for the curiosity seekers. Venice, CA has a lot to offer: great beach, book store (Small World Book Store, Venice CA ) , great restaurants and of course the last frontier of somewhat affordable properties. Now keep in mind I am “relatively speaking” in other words compared to Santa Monica Ocean view homes and Santa Monica Ocean View Condominiums or compared to Marina del Rey Ocean View Homes and Marina del Rey Ocean View Condominiums Venice is still affordable. Needless to say I do not even want to compare Venice Ocean View Homes to Malibu Ocean View Homes. But I am di...
