Real Estate Sales and Market report for Mason County, Washington for the period of Nov. 16 through Nov. 30, 2009 reports 62 Total Closed Sales in the amount of $10,614,743 a terrific improvement from the 32 closed sales reported for the first two weeks of November.
Area A, (Shelton, Arcadia, Kamilche) recorded sales counts of 21closed sales totaling $3,372,329. Area B, (Hartstene/Agate area) placed 10 sales on the board in the amount of $1,337,364. Area C, (Belfair, Allyn, Grapeview) reported 18 sales totaling $2,971,250. Area D, (Hoodsport/Union) improved with 13 sales for the period in the amount of $2,933,800
Single Family Resale Homes, on less than 5 acres, accounted for 37 of the total sales.
Two New Single Family homes were sold. There were 2 Multi-family units sold and one Single Family Resale Home, on more than 5 acres, SOLD.
Commercial properties sold - 1, Condominiums -0.
Land selling with a Mobile posted 10 sales and there were 5 platted lots recorded as sold. Short plats posted 3 sales and there was 1 unplatted parcel sold.
There was only 1 home that sold above the $500,000 plus range and there were 2 sold between the $300,000- $349,999 ranges and 3 homes sold in the $250,000-$299,999 range. The $200,000 - $249,999 had the most sales totaling 9, followed by the $130,000-$144,999 range with 7 sales.
The average price for Single Family Resale's was $187,050 with a Median price of $161,500.
Real Estate Loan counts remain strong. There were 159 Loans taken out in the amount of $27,456,708 compared to the 114 loans last period. The average conventional 30-year loan rate was 4.93%
