Good news for the real estate market in Land Park and Curtis Park. Last month, we saw 15 sales close in the ZIP of 95818, out of 47 listings. In addition, 21 sales were pending, most likely slated for closing this month. Well, except for one of my short sale listings, which probably won't see the light of day until early February at the rate Chase Bank is moving. But still, sales are up 15.4% over a year ago at this time.
Below is a chart that shows the median sales prices in Land Park and Curtis Park over the past 15 months. The median price means half have sold for more and half have sold for less. It is the middle point. Median price numbers are pretty much meaningless if not much has sold. Say you have 3 homes that have sold. The middle home will always be the median price. But since we had 15 sales, the median price increase is a good sign.
Below is also a chart that shows the average square-foot-prices of homes in Land Park and Curtis Park. If you look closely at the trend from a year ago at this time, you will see that this year pretty much mirrors last year. October and November sales were just about identical to each, following a slight drop from September and rising again in December. I suspect we'll see the same scenario play out next month.
