Call it bragging, call it celebrating small victories.  I can't help but share this beautiful story of a seller that took my advice no questions asked!  The end result... We Listed it, Sold it & CLOSED it in less than 30 days for TOP DOLLAR!

 I think you will all agree, this is a fairly basic house.  In fact it is.  Just under 1300 sq. ft., 2 bedroom plus den.  Nothing fancy right?

My client, (which I should disclose is one of my best friends) was selling this lovely little rental home that I found for her mother about 7 years ago.

The initial listing conversation went a little something like this...  Sue, I want you to choose the price, choose what repairs or improvements need to be made, choose whether or not you'd like to offer a bonus to the buyers agent etc...  I have to tell you, I was pretty full of myself being given that kind of power! 

So, I chose the top end of her market.  I asked them to do some touch up paint and replace some plumbing and light fixtures.  Her husband is very handy and I knew they could do it inexpensively.  Less than $500 to be exact.  Then I offered the selling agent a total of 4.5% commission.

The results... We listed it on May 29th, Sold it on June 1st for $500 less than list price (but $17,000 more than they expected) & CLOSED it on June 27th, 2007... <----Yes, 2007!

Now, if that's not a LOVE STORY - I don't know what is!

Excellent Sue. I love it when they listen and good things happen. This just shows how an experienced REALTOR(R) earns their commission.

Great Story,

 Unfortunately, it is a rare thing these days for the owner to believe what the agent says about the value of the home.

Wow sue...that's GREAT! My house is listed right now and we are getting no lookers...6 weeks, 5 people.  It's very frustrating....want to sell mine for me too?  I'll give you full control :)

Laura:  Ours isn't either for the most part.  I just think that if everything is perfect (and this one was), they will all sell quickly regardless of market.

Mary:  Actually no, but that one sold quick too.  Within a week or so I told him he needed to lower the price (and we were already the lowest with no activity), he also listened & we received 3 offers - he countered the best one & sold it slightly over list (although we paid some closing costs).  Again... when they listen - it's beautiful.  I have my horror stories too.  I'll save those for another blog!  HA!!

Is this a classic case of buyers agents being motivated by the commission split? I find it fantastic that the home sold so fast... and also disheartening to think that it may be because a buyers agent saw $$$ rather than looking for the right home for the client. I am only guessing... because OF COURSE, agents aren't supposed to be motivated by how much their eventual paychecks will be! I'm curious.. let me know your thoughts.

Why don't more sellers say "What would you do if you were in my shoes".

Michael:  Sadly, I believe the greed of the agent played a large role in the success of this sale.  I personally agree with you 100%.  This is the equivalent of "sex sells".  You just can't argue with the logic.

Paul:  I love it when they say "if you were in my shoes, what would you do".  Lots of agents are afraid to answer that question.  I embrace it!
