The problem I have with autoresponders is that they appear "canned" and preplanned, unless you're careful.  Many clients today are very sophisticated and realize they are not getting a real live communication from you.  They know it is drip marketing, impersonal and often times doesn't get opened, let alone read.  How do you avoid these issues?

I find that it varies from market to market, I don't think you should approach it from the point of view that you are somehow hiding the fact that it's a "canned" message.

If you use it to deal with "rote" things like ... sending them your "working with a realtor" document (bc has required disclosure stuff that clients need to see).

I think it's perfectly OK to tell them up front that it IS an autoresponder, as you say, people understand that the technology is being used, doesn't mean it's not effective if used correctly

Don't forget, you're talking to people that are interested in the subject matter you offered when they signed up.  Don't start sending them decorating tips or your family photo's if they were asking for information about selling their home.

Doesn't mean that a series of emails that outline the things they should be doing to get ready:

  • Getting all the meeting minutes from your Strata/HOA together,
  • Records of any upgrades or renovations done,
  • Studies about the best colors to paint your living room to sell,
  • how to dress up a front garden for under $100 ...

Those are all things that they don't have to feel like you PERSONALLY did it for them.

It doesn't change the value of it from the point of view of keeping your name in front of them regularly though.

Think of structuring ones for each of the groups that you serve

  • First time homebuyers tips
  • Investing in real estate 101
  • Retirement Communities, what you should know before you buy

I'm just making examples off the top of my head, I'm sure you can come up with better ones with a little thought.

Think of them as your "mini course" that you offer people.

Here's an example from my "non real estate" side:

Learn what it takes to be number 1 - a mini traffic course.

You can see that I'm telling prospects right up front that they will get a series of email that will show....

Transparency is the new whitewash.
