2009 is almost over before you know it, 15 days to be exact. If you are thinking to put your house on the market in 2010, I would like to suggest a few things:
- Put up that Christmas tree: When holiday is over, put up all the Christmas decorations before listing your house. They are nice for the holidays, but it will be tacky if they are still part of your home decor after Christmas.
- De-clutter: Show the space you have. De-clutter, clean out the closet, maybe donate those used clothes that you don't wear anymore, it is still cold weather, lots of charity organizations would love to have extra warm clothes for needed families.
- Play the opposite role: Act like you are the buyer, not the seller. What would you like to see when you look for a house? Any clean, tidy home is always better than a clutter home. You don't have to go for an extreme makeover for your house, a fresh coat of paint, carpet cleaning, keep it simple.
- Love at first sight: In general, buyers are usually "love at first sight" when they see a house they like, so first impression is very important. When there are too many things around, colors are too busy, they tend not to stay long to look at the property. They prefer a calm and relaxing home which makes them feel like that could be their future home.
- Keep it simple: If you have too many personal pictures as part of the home decor, you may want to remove some of them. Again, keep it simple, not busy.
- Less is more: Seller may think the more decorations, the merrier for the showing, it is kind of opposite. Most of my buyers prefer a more simpler decorated home, because they can actually see the house, not the home owner's personal decorations. To them is very distracting.
- Outside: Don't forget to clean the outside, too. If you have too many fallen leaves, bag it up and get rid of it.
- Talk to your Realtor: If you already have a Realtor working with you, trust their advice, they want to sell your house just as bad as you do. Their honest opinions are usually the result of their experiences.
- Communication: If you have question, talk to your Realtor, it takes team work to make it happen.
