Home Values continue to be a mystery to Home Sellers!

Has an agent ever heard this one from a potential home owner wanting to seller their home?...Why is it that my home is not worth what the one down the street is selling for? Home Values seem elusive to home sellers has they struggle to find their way in this housing market. Home Values are based on a combination of factors, some of which I mentioned in a blog about a week ago. When trying to establish their own Homes Value, the average home seller does not factor in the over all finished and unfinished square footage, upgrades to kitchens and bathrooms and the over all appearance of the home, to include curb appeal and interior appeal.

Most home owners have only been a home buyer once and are selling for the first time. They just need to be educated like in the process and valuation of their home, much like they did when they bought the home. Most will still act like they don't understand, and be offended when you try to explain it a different way.

You are absolutely correct Paul. I hear that statement all the time and so I come very prepared to a listings appointment, with all the market data for their neighborhood, completed Market Analysis and local market information like: average days on the market overall, absorption rate and more. Home Values are not a mystery, when you seek the right information. It is our job as professionals and masters of housing market to provide accurate Home Values to home-owners and explain the process by which their Home Values are established.
