 Oak Hill home sales continued to sag in November 2009.  Down yet another closing from the previous month, Oak Hill showed only three closings during the November month.

The good news is that the Oak Hill home sales price per square foot is up from $146.74 to $155.80!

Let me elaborate a little bit about that house on Curtiswood Lane that closed this month.  This market report (which is taken by me directly from the MLS) shows that it was listed for $999K and closed in 279 days.  The reality of that particular house is that it was originally listed for $1.4M and was on the market for 717 days! 

Also, the Battery Lane listing was actually on the market 129 days and started at $379K. 

I believe that the facts are worth keeping in mind.  While I have been personally seeing a slow but steady increase in the market overall, this "improvement" is reflective of what I believe it will take to have a complete rebound.  Mortgage lenders are super cautious, the government is putting in new and restrictive guidelines for those in the real estate industry.  It will still be a LONG TIME to be fully recovered!

So sit tight, Oak Hill-ites, and enjoy the beautiful view from our little Nashville nook!
