Selling Homes in Colorado Springs – Staging’s a Must!  Though somewhat a new concept for many Sellers, STAGING is a process that cannot be overlooked when Selling Homes in Colorado Springs, or anywhere for that matter.

Staging means exactly what it sounds like it means:  Setting the stage, creating an environment – for your greatest performance, i.e., selling your home.  The “audience” is made up of the real estate agents who preview homes for their clients, and the buyers who tour them prior to making a serious offer.  In effect, homes that appeal to the widest possible population of agents and buyers are the most likely to sell quickly. 

When Selling Homes in Colorado Springs – Staging’s a Must!  It can be a very simple process, or it can be quite involved depending upon how your home reflects the tastes of the masses.

The simplest form of staging is de-cluttering.  Most any home will benefit from this simple process.  It means making sure that the structural features of the house, the quality of the materials, the expansiveness of the space and floor plan can be appreciated by any buyer.  This is achieved by reducing the furniture in a room; removing excessive accessories and personal items; cleaning out the basement, the attic, the closets, the garage and the other storage nooks in the house.

So where do you put all that stuff?  The easiest way to achieve this de-cluttering is to rent a storage unit well in advance of listing your home.  Move the clutter to this rented, off-site storage unit. Then, when you’re ready to move, if you haven’t used or missed items in storage you can move them to a charitable organization or the dump.  That will mean less weight when you’re moving into YOUR new home and, therefore, less cost.

When – Selling Homes in Colorado Springs Staging’s a Must!  It can also mean re-painting that bright, shiny, cherry or purple or aqua color you’ve used on the walls in the kitchen or master or family room.  The biggest mistake people make with color is using intense colors on every wall in a room and using a shiny paint finish instead of a dull finish that allows the true color to be seen.  Bright colors can fill the eye and in so doing serve as a distraction that keeps the viewer from seeing the true size of a room or its special architectural features.

In working with buyers we always ask them to rate the homes they’ve seen in each day of touring.  That means eliminating all but their top three for each day and ending up at the end of their showings with just three to pick from.  It never fails!  They remember the red wall, but not the house and their top three are always -- without fail -- the homes that are the most neutral or the most tastefully decorated.

If you don’t have the knack for staging, hire a professional.  Good stagers charge very little, work very hard, and produce amazing results.  So, when Selling Homes in Colorado Springs – Staging’s a Must!  If you overlook it and think you’ve got it handled the time from Listing to Offer will no doubt be dramatically increased!

As a stager in the Springs, I can attest that stagers in our fair city are "very fairly priced".  Your process of elimination is a good way for the buyer to focus on what they have seen, and to provide feedback to the other agents whose properties fell off the list, due to the undesireable colors, features, clutter...whatever the buyer picked up on.
