Yesterday Bad News arrived for my seller in the form of a low appraisal on a two unit home. Consequently it was bad news for me when my seller said a few choice words and said give them a release and we will put it back on the market in the spring. Rather than debate with him I said lets sleep on it and talk about it tomorrow. Yes I had a restless start of the night but ended up sleeping away my troubles. In the morning I thought through several solutions to present to my Seller. 

Low and behold armed with some solutions : such as put it back on the market separately,pay for another appraisal, meet in the middle, or lower the price to the appraised value. The time arrived and we shook hands and commented on the weather and sat down to talk about the "Transaction" As I started on my eloquent speech... my client interrupted me and said " lets lower to the price needed "you never no what the market will do".

Relieved I shared my thoughts... and then proceeded with his decision! He was right in my mind and sleeping on it and talking to him in the morning helped the transaction to keep on moving toward closing!

I'm sure your seller was pretty frustrated - glad everything was able to move forward!  Did you try to meet in the middle?

When something like this happens to me, I do not sleep all night, but the end result is usually worth it, getting your client to take some time to think about things almost always has a positive response.
