Hi Carla!  OH, I SO wanted to comment on your dual agency post but, since the comments there have been disabled, I'll leave it here and the go off and check out Rick's post!

We are experiencing a RASH of buyers who call the listings agents and schedule showings directly with them, stating that they have no agent.  We go to the trouble of meeting them, reviewing agency with them and even gaining, what we think is a little trust by them asking us to show them more properties. Then, they go directly to the listing agent of another property and make an offer directly to them!  They don't WANT representation because they think they'll get a better deal if the seller doesn't have to pay BOTH sides of the commission!  So, agents DO agree to do that, not realizing that their FIRM holds a listing agreement with the seller to pay a full ___%, regardless of how many agents are involved in the transaction.  Wouldn't the buyer PREFER to have their own representation?  One would think so!

One of my buyers agents had this happen a couple of weeks ago.  After the agent found out that they had gotten a 'better deal' by using the listing agent, the customer proceeded to tell her how they really didn't feel that they needed to have an inspection done on a 3-year old house!!  WHAT?!  I'm sorry but, that listing agent is working for the SELLER, you dumb ___!  OH, I SO wish that they would BAN (permanently) dual agency!

Hi Debe . . . thank you for you comment.  I may cut 'n paste it with attributing to you.   Good comment.  Yes, buyers think they will get a "better" deal going through the listing agent . . . but the listing contract has been signed.  They may not like to hear this, but buyers should not be interfering with the listing contract.
