We as humans tend to move in herds.  It's in our nature.  But those who move contrary to the herd often get the best deals.

In my years in real estate I've noticed a few definite trends.  One of which is that during the winter/holiday months, home buying tends to take a hiatus.  That's why I say NOW is the best time to buy.

Look at it logically, when everyone else is focused on the holidays home sellers get antsy.  No one is coming to view their homes, many will take their homes off the market for this very reason.  But the savvy buyer can use this to their advantage.  For one, there's less competition out there, and secondly the sellers may be more willing to negotiate due to the lack of traffic to their home.

There's an old adage on Wall St. "buy on the rumor, sell on the news".  Why wait until EVERYONE is coming into the market (typically the Spring and Summer months).  Just as it's best to buy a new car around September when the dealers are about to get the new car year inventory in and want to unload last year's model, so is it best to buy a home when all the other home buyers are on hiatus.

I so agree that now is the best time I have sen in a long time. Rates are great and inventory is at good level.
