Are Realtors Inept, Stupid & Completely Worthless..?

Dear Consumer,

I understand your frustration, disappointment & even your anger about Realtors. You have been let down, lied to, and in some cases stolen from. And I do not feel sorry for most of you.

Let me share this story with you:

I had a computer that was constantly losing memory. It is now with it's 3rd technician. Like you, I know very little about "the industry." In fact, I know nothing about computers except what I've read online. Once in awhile a friend or relative will try to give me advice, but the result is always the same, more frustration. The first COMPUTER TECHNICIAN charged me $250.00 to fix my problem. He told me I had a leaky motherboard and to "throw it away." Unconvinced I took the computer to Best Buy ($150.00) where they simply said they needed to reconfigure my cpu and "wipe it." This would basically delete everything on the hard drive and restore it to day one. Guess what? That didn't work either!!

On the third attempt I dropped it off to yet another technician, referred by fellow Realtor. I was so angry with the entire process that I was determined to get to the source of the problem, no matter the cost..... Finally I was told I had a VIRUS in my BIOS system, whatever the hell that means. My situation was now solved.

I very easily could have said... "all computer technicians are stupid liars looking to STEAL from me," but I did not. To be honest, I'm very, very angry about my experiences, but....

I rushed, trusted and didn't do my research when looking for the RIGHT guy to fix my computer. I was stupid, careless and too trustworthy. When I was growing up my parents always warned me to SHOP wisely. They reminded me that only fools make quick impulsive decisions with their money. And they were right.

Now that I've found my trusted computer technician I feel redeemed. If I ever need a computer repair, I'll know who to call. I'll refer him over and over again & even though I'm angry with my past experiences I harbor no ill will towards the industry. I would NEVER consider trying to nickle & dime him as I now know he's worth the money he was paid. I won't rely on my uncle in Nebraska who worked on computers in the 80's as he's "just trying to help."

The moral of the story is simple.

Ask lots and lots of questions before you hire a Realtor. Don't just sign paperwork assuming we are all bred, raised and educated the same. The 80/20 rule applies to our industry as well. I believe you get what you pay for in Real Estate. If you don't do your research than you are asking for potential problems. Learn from other peoples horror stories and not your own.

We go through reams of paper to protect the client.  You have to seriously consider why that would be. 

I've found that it doesn't matter what questions you ask, a shark will give you what you want to hear and then do what they want.  The analogy of a computer repair is stretchign comparison to buying or selling a home.  None of us can defend unprofessional and fraudulent behavior that can lead to the financial ruin of a family as being the client's fault.

Where are the broker's to cull the inept, unprofessional, or totally corrupt agents out of the profession?  We had a local situation where an agent was glorified by his broker for the number of transactions he accomplished.  When there were marches in front of the brokerage against that agent for fraud they still defended him as a powerbroker.  Eventually, the brokerage paid an enormous fine, and the agent is no more.  But, it was the public who had to drive him out.

If we educate our clients on what is in their best interest they may be more able to make good decisions.   That's why first time buyers bring their parents along.

Well said! You don't buy a car without researching the make and model, hiring an agent should be even more so as the financial results are the biggest transaction most people ever are involved in!

Great analogy!  Choosing the bargain agent with not investigating their credentials as well as being FSBO may become a financial nightmare for the consumer.

 I feel An Agent needs to accomplish two major points durning initial "interview".  As it was stated..some consumers don't have a clue what to ask. Realtors need to provide those questions for the consumer, prior to establishing "agency". At the same time...Answers need to be provided as well.

The two major points are: "ME"....Motivation & Education. As realtor is being interviewed, it is just as important for Realtor to interview consumer. First, determine seller's "Motivation factor"...Their need to sell. And secondly, we need to "Educate" the consumer about current local market. Covering those two major components will cover just about all concerns a consumer should have. Design a "FAQ" section in your presentation, just in case you may have missed an issue. This is just a "snapshot" what came to mind after reading your excellant blog and comments it generated.

After surviving 20 yrs of Chicago Region markets, all with Re/Max...I have adopted an appropiate  humurous slogan:   

"In These Parts...More consumers contact Mike Schneider for their Real Estate Needs...why? We don't really know..but he "MUST BE DOIN SOMETHING RIGHT" !

Thank you for your candidness.  there are so many times I go to the closing table across from a buyer or seller that had been working with a completely incompetent agent.  I just want to scream.  When a seller goes for the bargain agent to save money on the commission, that seller is loosing money on the sale of their home.  When a agent can't negociate a commission for his/herself, how can you expect them to negociate the highest sales price for your home?  The agent just wants to go for the quick sale, get paid and move on to the next one.  That agent isn't making enough money to pay for the extra marketing.  They loose in the long run.

I agree with #144.  Consumers are a little more savy, however....

but the public doen not listen, good loan officers and Realtor tell the truth, they dont tell the buyer what the buyer wants to hear, they tell the buyer the way it is, but Joe Buyer wants it his way and will search until they find someone that will let them do it thier way and their way screws up and the buyer blames us

Ask your trusted lender for a rteferral..... they know the inept, stupid and worthless ones. They also know a handful of good ones.

Thank you all (almost all) for your comments, even the ones that disagree. Unfortunately, some adults still act like 14 year olds and they have to have their comments deleted.

The general message is clear and that is you shouldn't judge a professional based on one or two bad experiences. Most Realtors are professional, hard working and even talented at what they do. Sadly, we have our bad apples that shouldn't be categorized with the good ones.

Great advice, Greg!  It's the truth - you DO get what you pay for!!  My parents taught me that if something seems too good to be true, it probably is.  This is why I hate discount brokerages.  Makes it harder for the rest of us!

Go to the Google Search box.


Type in "Realtors are......"  and look at all of the top choices.

THIS is what's trending on search engines.  THESE are the top search terms.

Realtors have a reputation that is slightly in the gutter, it appears.

Every profession has good and bad. There are bad doctors, lawyers, plumbers, teachers, etc.

Do your research. Take your time. Ask questions. Get to know who the person is.

Don't expect that someone will do the full service for less( even if they promise they will).

Do  prepare your property and price it right( a Realtor is not a magician).

Be proactive and be responsible for the choices you made.
