Many of today's buyers are mesmerized by the number of homes on the market.  Its good advice to hear...don't be paralyzed by the market, if you find a winner, set the hook! 

I recently had a couple buy a beautiful home in Lynnhurst Neighborhood of Minneapolis.  These folks had run through a couple weeks of heavy house hunting.  After seeing 20-30 homes, they knew what they liked, what the market was like, and what they get in their price range.  They had become the "educated buyer".

We found the home they eventually bought, when it was re-listed (in our price range).  It had been on the market 2 month earlier, now price reduced, and a good buy, it was also a very good fit for my client's needs.  It was not "perfect", nothing is, especially a 75 yr. old house. 

Here's the point...other buyers liked it too; the price was now "right" and it was a great home, in a great neighborhood.  Luckily for them, my buyers were comfortable making an off that night.  And we beat out 2-3 other buyers who were also considering offers.  During our inspection period, there were 2nd and 3rd showings going on.   My clients asked me "who needs to see a home 3 times?" the answer: buyers paralyzed by the "Buyers Market"!

Many buyers are paralyzed buy all the hype in the media.  Here in So. Cal the media has everyone sitting on the edge of their seats waiting for the bottom to fall out.  Thankfully the smart ones are seeing the light.

Darrel - Thanks for the comment.  Are you seeing more Buyer Activity latley?  We have an increase in the nuber of pending sale recently in the Twin CIties.  Let me know - Ben
