Joel- I have to agree, that is a time frame we don't see too often anymore.  The lender did a fabulous job, especially when coordinating with an out-of-town REO title company.  Just goes to show....  it CAN be done!

 

Nick-  I don't actually believe things are starting to turn here yet.  I can't speak for the rest of the west coast, but in Chico, the upper end home sales are definitely still a little suppressed.  Lower end foreclosure sales can be highly competitive, but the prices aren't be driven up to unreasonable highs.
