If you want to buy a house in Westminster Colorado between $175,000 and $225,000 you probably know it may not be easy.
There's a lot of people with that same idea, hoping to cash in on the $8,000 tax credit for first time buyers, or $6,500 for next-time buyers. So people find a house they like and write an offer, only to hear there are already several other offers.
The offer that wins is the best one, not necessarily the first one. And the best one may not be the highest one.
Many times, hopeful homeowners find themselves competing with cash buyers (usually investors) in this price range. And a cash buyer may waive title insurance, inspection objection, etc., to sweeten their deal. Many home buyers are finding themselves unhappily writing offers for several homes before they 'get lucky'.
So let me tell you about a special opportunity coming up on February 27, 2010. The DiGiorgio Group is on the hunt for five homes located in Westminster, Arvada, or Thornton who will allow showings only to a pre-determined group of buyers on February 27, 2010. If you're one of those buyers, you'd get to view these homes before the general public can. And if you decide to write an offer first, none of the other buyers in the program can write an offer that will compete with yours.
Here's how it would work - we need qualified buyers (able to get a loan and able to close). On February 27, the first buyer who signs up will view the first house, then move on to house #2, #3, #4, and #5. Buyer #2 will be following in the same order, etc.
If a buyer wants to write an offer on a house, the other buyers can still see that house, but can't make an offer unless the seller doesn't accept the first one.

These homes will be priced between $175,000 and $225,000. The sellers will have received professional advice about preparing the house for showing and pricing them right. They will be newly on the market, or off the market for at least the past 30 days. They will all have at least three bedrooms and at least 2 bathrooms, a garage, and at least 1,000 square feet of main floor space. They will not be short sales.
You'll be buying your next home at a time of historically low interest rates, and when home prices are still appealing.
