Elyse - How has the "Active Adult Communities" real estate market home values performed over the past 3 years? I am asking this because I am guessing there may be some spectacular values available in these markets today.

Sam, They couldn't build them fast enough in the past 10 - 15 years. However, because south Florida is one of the areas that has been hardest hit by the declining market, there are some terrific buys in these communities today. Depending on which community you're dealing with and when it was built, of course. The last of the communities that were built during the boom years of 2005 and 2006 are selling at or below, more often below, than what they initially paid for them.

In these communities there are all sorts of situations. A lot of the owners who bought in 2001 - 2003 are not getting what their neighbors did a few years back, yet the houses are all still built to the current hurricane codes.
