Marketing

The end of the year is a good time to evaluate what you are doing and how you can improve? At the end of year I evaluate all my marketing efforts and see what parts of my marketing were producing results and what was a complete waste of time and money.

Each year at the beginning of the year I start a new Excel Sheet, besides the typical NAME, ADDRESS OF HOME SOLD, GROSS COMMISSION, NET COMMISSION, I have probably the most important column SOURCE of BUSINESS.

That is the column I look at and evaluate where my business came from.  If one of the marketing efforts I am doing is producing results, I will usually add more money to that source of business. If one of the programs or places  I marketed on produced nothing...then I am done.

Why throw money at something that is not working?

BlogsBlogs

If you are looking for more subscribers, then consider this...

  • Are you boring?
  • Are the consumers reading?
  • What is the bounce rate?
  • Are you engaging and authentic?
  • Are you getting lost in the multitude of noise out there?

There are so many good sites in which to track your stats, Google Analytics, SiteMeter, GetClicky and see what is producing the most results you are looking for.  On my Activerain blog I look at the Static's page, not many comments on my marketing reports, or listings, but wow the views and clicks are HUGE.

If I take a look at all my posts that have a lot of comments, I never see that many views or clicks. If I had as many views and clicks on featured posts, then the assumption would be that you all here on Activerain are looking and seeing it is a market report or listing, and clicking off. But, that is not the case.  The views are never as high on the marketing reports or listings so I am assuming that the consumer is seeing that listing or market report.

Market ReportsMIX IT UP, PLAN YOUR POSTS

Set aside certain days for certain posts. I typically do market reports only once a month.

I post every new listing to get it the most traction on Google. I do it here and on my Ann Arbor Real Estate Talk blog.

Consumers love to know how the market is doing in your area. I am guilty of presenting the raw data and little commentary.

This year I am going to do more interpreting the data.

Numbers can be boring to many people, as a professional who looks at the Ann Arbor Area market data and works in the market I am going to explain the data and what it means to the buyers and sellers in the Ann Arbor Area.

We know that national market data is inadequate. What is happening in Ann Arbor, neighborhoods in Saline is so very different than what is happening in Texas or N.Y.

Be creative..go a step further than the actual data. Interpret the data for your consumers. Gosh darn, there is enough knowledge and data out there. Be the person that people trust and want to call.

Blogs and social media sites are the easiest way to build trust and social capital with your clients. Know your stat's, understand what you want to accomplish, make good decisions, earn the trust of the consumers in your area.

Time to step it up a notch in 2010.Light bulb for your blog posts

Missy, I totally agree that the best and must-have column for any business planning in real estate is the 'source' column. Without you're going blind on where to put your money. It's a little enlightening when you look back and can really see the big picture of the marketing results.

Hi Missy-

We also need to look at our marketing results from 2009 to plan for 2010.  Regarding your spreadsheet, one additional column could be month/year activity started.  As some marketing activities take more than 1 year for you to see the results.

Thanks for the informative post Missy. Most of my business comes by way of my wife's contacts. Should I get more wives?

Missy you are so right this is a time to take stock, get rid of what did not work, implement the things that will.  Being a member of AR there is just so much sharing here, so all of us should be approaching 2010 with a better plan.

Right on, Missy!  Copying stats is easy, but what people are really looking for is your interpretation  of "what's really going on?'

Missy, we're definitely going to step it up a notch - like Bill, we are really looking at our web site which needs help. I know our bounce rate is high because it just isn't appealing. I have been saying this for a year. Yikes! We have a new IDX feature on our MLS which is going to help a lot, but it needs more than that. Happy New Year and thanks for the reminder! I'm also going to implement Fran's suggestion about mailing the Market Report to the sphere. Great idea!

Missy:  Wow, numbers are such a challenge for me.  But this year I am committed to getting over the fear and becoming comfortable with this part of the business and marketing.  Thanks for the inspiration.

Thanks for the different trains of thoughts than mine.  I always keep track of where my business is coming from but I'm not too into this blog everyday routine or even every month.  I find this inspirational and very informative tips from everyone.  I've made it a goal to stick with it. We'll see.

I'd like to see you evaluate things on a daily, weekly, monthly, quarterly, and semi-annual basis instead of annually. That way, if something isn't working after four or five months, you don't have to continue spending money on it for another seven or eight months.

Rather than starting a completely new Excel sheet for each year, you might consider simply starting a new column for that new year. That way if you have some repeat customers, like investors tend to be, you don't have to repeat all their contact information again.

Happy New Year!

Hey Missy  i have and idea for you for another blog...explain ..compair and contrast :

view   comment and click

Ok i got a comment that is what this is....but isn't a view and a comment the same thing...i mean i had to "view" this blog before i could commit on it...I am confused

and a click...hummm... I ASSUME  that is after i view the blog , i click somewhere esle connected to you, thus making a trail...could you clarify these a little...thanks
