I've used the saying "less is more" many times in my real estate career.  Usually it is in regards to a seller's home decorating design.  Today however, I'm using it on my own 2010 Business Plan.  

When reading SHIFT's Twelve Tactics for Tough Times it appears that one of the tactics involves getting the most out of what you have in place.  Handling more with less.  Making your team the most efficient with the least amount of manpower.  When things SHIFT you have be thinking on your feet.  No slouches allowed!

Tactic #3 - Do More with Less - Leverage
SHIFT by Gary KellerGary Keller talks about looking at every aspect of how you do business.  From your own team members to vendors to systems.  Overhaul is what I thought when I read this topic.  I had already started down this road, which made me feel great!  But what I'd done was baby steps - now it is time to use my big girl heels.  

What I'd already done was to create new team member contracts for 2010.  These contracts were leaner on the percentage for the team member as well as increasing their responsibility to the team.  Goal setting for all of us with accountability to each other.  These were tough conversations but they were needed.  Everyone works better with skin in the game.  My team members stepped up.  They would much rather work with a team than try and go it alone.  

I had not tackled vendors.  I am assessing that category now.  Gary Keller tells us that we need the same energy and commitment from the vendors.  I am now making my list of who I would prefer to work with.  That is what I'll give to clients - still three choices each for lenders, inspectors and closers. I am fortunate in this area because we have some really great standout people in these jobs.  I know I can go to any of them for assistance and get just what I need.  

Systems.  Another area I am going to have to work on.  I had written a blog last week about databases that Active Rainers use since I am ready to switch.  I didn't get the feedback I expected so I'll have to do the digging myself.  No problem.  I'm keeping my eye on the big picture.  Your Texas Connection will be ready for 2010!

Hi Susan, I hope I can follow you a little with your planning and data base system.  I haven't read the Shift book yet, but I have 2 copies of the MREA book on my desk.  I hired a coach a couple of months ago to help me utilize and implement systems.  I found that I would put off these duties, or struggle to get what I knew needed to get done, done.  I use Top Producer, and I am just a baby in the system so far, I have a long way to go, but I'm on my way.  Merry Christmas!

Wanda, I'll be glad to keep you in the loop with what my plan turns out to be.  I know that I have systems that duplicate activities and I need to cut the fat by figuring out exactly what works for the best cost.

Susan - I've been using Top Producer for years and it's worked out the best for us. I leaned all about systems from Joe Stump and Brian Buffini back in the 90's and those guys taught me a lot.  Of course it's all about upleveling and shifting year to year (or month to month as it's been at times this last few years).  I like both of your reviews - good stuff!
