A Complete Remodel and I'm Having Fun

By
Real Estate Broker/Owner with CastNet Realty TREC#263257

I love to remodel old homes but I rarely get a chance to do this with my business being so busy.  Recently however, I bought an old house in a good commercial/residential area.  We are ripping out and remodeling almost everything.  Thought I'd give you a look at the before pictures and in a few weeks I will give you the after pictures.

kitchenThis is the lovely kitchen.                                                                                                            bathroomI hesitated to even show you the bathroom.

Kitchens and baths are the most important rooms for remodeling. Wait until you see the transformation.

front porch  The front porch had been enclosed and we took all that off and replaced it with railings.  It is in the process of being painted right now and all the windows have been replaced.  Actually the window to the left here used to be another door.

Remodeling is fun and challenging to stay within a budget so as not to put more money into the house than it can possibly be worth when finished.  Watching your labor costs is the trickiest of all.

If you are thinking of remodeling, I would be happy to give you some tips.  Realtors know the market areas and can help you not to "overbuild" for your neighborhood.  We also have lists of people to help you accomplish your remodeling dreams.

Looking for a good house to remodel?  Give us a call.  We are happy to show you everything listed for sale in the great Hill Country area and Kerrville.  Or you can just go to our website and search the whole area.  You can even save your searches and come back later.

Howdy there Ricki

Folks sure do need to keep an eye on the labor cost of, any kind of big home job they want to do.

That looks like a fun project.  I'm looking forward to seeing the "after" pictures.  How long have you allowed for finishing this property?

A couple of months and I've been on it for a week now.  Holidays interrupted but will get back soon. :) There is no rush, just like to get it done and not waste time.

I notice you had a comment with out a name, so I thought I should stop in and see why. And found those two spam comments up above. I've reported them to ActiveRain. So they can get the IP address and take care of them.

Ricki: It always amazes me how someone can take something that needs just some TLC and can turn it into a warm and welcome home. Soap and water, paint and a good sprucing up here and there can make a big difference.

That's true Carl, I've done a lot of them like that.  This one however is undergoing a complete remodel. We replaced windows, roof will be replaced in the next few days, we had to replace decking as well as shingles.  The floors in the kitchen hall and bath have to be rebuilt before floor covering. We are moving the toilet and water heater, completely replumbing and rewiring, already fixed the foundation. The house had no insulation and wont have until the drywall is done.  New heat and air so it is a complete overhaul and did I mentiion countertops?  I am actually keeping the cabinets but that is about all.  I didn't want to show how bad it really looked :)

Howdy there Ricik

Thats okay my friend, I've been seeing alot of spam being put on blog posts again. You might want to think about not leting non-member comments to be left on your blog posts. I stoped leting those comments, being left last your. And put a note to the public on my profile page, as to why I did it.

Just something for you to think about!

All but one of those were from members I think.  I clicked on a post the other day that was nothing but an advertisement and I clicked out did not leave a comment.  I think that is where all these came from. It was in Lone Star R E Professionals I think. ANyway, I'm sure AR will take care of it.  Thanks Dale!
