Princeville Kauai condo (and house) update for the week of Dec 20th to 26th

I hope everyone had a wonderful Christmas and that Santa brought you everything you wanted. There was only one condo that went into escrow last week which means Santa had a light load when it comes to delivering Princeville real estate, especially since no condos closed escrow this past week either. There's more and more short sales and Bank REO's coming onto the market. Take a look at the update and you'll see what I mean:

Ali'i Kai 7201 is listed for $438,800 as a bank REO. This unit sold for $380K in 9/03 and was previously listed back in 11/03 for 55 days at $585K before it was withdrawn. Sealodge H9, priced at $539K as a short sale, is a wonderful top floor penthouse unit. I know it well as I represented the seller back in 7/06 when the current owner paid $745K. Nihilani 26A, priced at $589,000, last sold for $805K in 12/06. This unit appears here as a new listing because the list agent changed real estate companies and the listing went with the agent. Ali'i Kai 5101 sold for $595K in 5/04 and is listed this time for $649K. This unit has been listed almost continuously the last few years, starting with 8/04 to 10/04 when it was priced at $639K before being withdrawn from the market. It came back on the market for a short period in 7/06 priced at $975K but was withdrawn 29 days later. It was listed from 4/07 to 8/07 starting at $879K, then was dropped to $849K before expiring with 119 market days. It was listed again from 9/07 to 4/08 at $879K and was withdrawn 227 days later. It came back again from 6/08 to 9/09 starting at $849K and reducing to $649K before expiring. Each time it was listed, it was with a different agent.

Sandpiper 134 is back on the market priced at $209K after going briefly into escrow then falling out. This unit, which is a short sale, was purchased for $485K in 7/05.

Hale Moi 115, a short sale that last sold for $444,500 in 12/04 finally went into escrow while listed at $288K. There were no sales, units going under contract, expireds, withdrawn or temporarily withdrawn units this week.

As for price changes, Ka'iulani 17 which sold for $1,971,790 in 1/08 reduced from $2.399M to $1.899M. On the listing update it shows as a price increase because the lower price was mistakenly input as $1899 instead of $1,899,000. When corrected, it looked like an increase. Sandpiper 115 reduced from $249,900 to $224,900 and last sold for $180K in 12/01. This is a Bank REO. Nihilani 21C, a short sale which originally sold from the developer for $844,795 reduced from $599K to $585K. Hanalei Bay Villas 23 went from $845K to $725K and last sold for $600K in 6/04. The final reduction is Villas of Kamali'i 12, which went from $839K to $745K and sold for $750K in 6/05.
