Wilshire Vista Real Estate Market Report (Homes For Sale / Pending / Sold) - DECEMBER 2009

Why am I writing a market report about Wilshire Vista Real Estate?

Because Wilshire Vista is MY NEIGHBORHOOD, and when I say my neighborhood, I mean that I have owned a home and lived in Wilshire Vista for the past 5 years.  I know the neighborhood, the neighbors, the restaurants, the area and most importantly, the real estate.

There is no one, and I mean NO ONE, that is better suited to represent you in the purchase or sale of your Wilshire Vista home than me!

Where is Wilshire Vista?

Wilshire Vista is a neighborhood in the Miracle Mile district of Los Angeles, bordered by Fairfax Avenue on the West, Hauser Boulevard on the East, San Vicente Boulevard on the North and Pico Boulevard on the South.  Wilshire Vista homes are in the 90019 zip code in Los Angeles and are in Area 19 in our multiple listing service.

History of Wilshire Vista

Wilshire Vista started in the early 1920's during a time when the population of Los Angeles was soaring. Newspaper ads in the Los Angeles Times featured the new subdivision in October of 1921.  Those who knew of the original "Wilshire" - the area east of La Brea - knew that with a name including "Wilshire," the subdivision must be spectacular.  Wilshire Vista was named the "Cream of Wilshire," perfect in every way.

McCarty and Vaughan Corporation sold lots starting $1,650. The neighborhood had piping for gas and water, paved streets with sidewalks and curbs and decorative streetlights. Architectural styles vary enormously in Wilshire Vista; one can find English Tudor, storybook European, Mediterranean, Spanish and Spanish Mission. Interestingly, most homes were built in the mid-twenties to the mid-thirties.  The commercial buildings also echo the architectural styles from this time period.  Spanish Mission, Art Deco, and Spanish motif were all very popular styles at the time.

Wilshire Vista is unique and charming due to its diversity of residents and style. It is a prosperous community with many small businesses and great neighbors.

Wilshire Vista Today

Having lived here for 5 years, I can tell you that Wilshire Vista is a fantastic place to call home. There is a true sense of community not found in many other areas of Los Angeles.  The neighbors are friendly, helpful and genuinely nice.

Wilshire Vista's central location is exceptionally convenient to everything Los Angeles has to offer -- Wilshire Vista is about 15 minutes to Downtown Los Angeles, 20 minutes to Santa Monica and the beaches, 5 minutes to Beverly Hills and 10 minutes to Hollywood.

Wilshire Vista today features some exceptional local cafes and restaurants.  My favorites are Bloom Cafe and Pasquale Cafe.

What does this all mean?

Over the past year, Wilshire Vista has only experienced a 7% decrease in median price, which is well ahead of Los Angeles as a whole.

As you can see from the figures, supply is currently low in the area and demand is increasing.  Economics tells us that this makes for increasing prices in the future.

This is all POSITIVE news for Wilshire Vista and the outlook for the future in terms of the Wilshire Vista real estate market is POSITIVE.
