Is Staging Your Home Now A Waste Of Money?

Many home owners are refusing to put money into preparing their home for sale in this market.  They believe staging is like throwing money down the drain since home values have fallen and we're in the midst of a "buyers' market".    Some may feel it's useless to try and compete with short sales and bank owned properties.  So, they throw their hands up and say "just list it and we'll see how it goes".   My response is always the same..."you can't afford NOT to showcase your home - ESPECIALLY in this market."   

Staging is not about fluffing up the towels and throwing some fake fruit and props on the counter tops.   True professional staging takes into account maintenance issues, depersonalization, fresh paint, minor improvements that sell, architectural featuring, organization, cleaning, traffic flow and the list goes on.   Sure it takes some pre-planning, time and hard work to properly prepare a home for its market debut.  But, believe me when I say it WILL pay off in the end!   A professionally staged and photographed home is a home that gets more showings and more internet traffic.   

With higher than average inventory levels in each market segment, buyers have elevated expectations and can be very choosy when selecting a home to purchase.   Staging will certainly help sell a property more quickly and may even contribute to getting a better offer.   Why?   Because staging helps potential buyers emotionally connect to a home.   We've all walked into a home that shows well.  You actually get a "feeling" that makes you want to stick around and see more.   You start to imagine what it might be like to live there.  Now contrast that with a short sale or REO property that is most likely vacant, brimming with necessary repairs, stark and cold (literally).  In my Boise real estate practice,  there is not an option of whether to stage or not stage.  It's only a matter of figuring out the BEST WAY to stage for broad appeal.

So, again I say...let your pride of ownership shine!  Invest a little time and money before you put that sign in the yard.  Then sit back and reap the rewards of a job well done while the neighboring short sales and REO properties languish on the market and scramble for those unemotional low ball offers.

Lonni: I couldn't agree more!  Especially on my higher end homes, I always recommend (and insist) on staging if it's a vacant home or too cluttered to show well.

I once had a seller who refused to stage his property.  I got creative and took him on a mini-tour of two luxury homes.  The first was staged and the second was vacant -- I didn't even have to say anything ... the client said, "OK who do I call to get my home staged?"

Staging is great -- but in today's economy many sellers simply do not have the money -- it is not a matter of just not wanting to spend money -- they just do not have money period ---  there are many things that can be done without money like decluttering and such and many sellers can only do these non-money items in today's world.

A good agent brings value to a listing, and good stager maximizes the value even more.  In a down market its even more important to optimize every home for more money and faster turn time.  Proper staging is much more than de-cluttering, and a consultation doesn't have to be expensive.  Best wishes on the New Year.

Daniel ~ great strategy taking your seller to see for himself the difference staging makes.   I'll keep that one in mind.   I used to think I only needed to stage a home in a certain price point and above.  I now believe EVERY home can benefit from staging.  It's just a matter of how to stage it properly so it stands out from it's competition.  Best of luck and Happy New Year!

Bob & Caroline ~  I do agree that there are many people who simply can't afford to put money into the home.  You are right on when you say there are many "no-cost" things that can and should be done.   Decluttering, organizing and cleaning will always be at the top of the list when it comes to preparing your home.   Best of luck in the 2010!

John J. ~  It can be tough to convince sellers to depersonalize their home before they put it on the market.  I tell my sellers to think of it like selling your car.  Before you place the ad or take it down to the car lot, you probably take all your personal belongings out the trunk, out of the glove box, out of the cubbies and give it a good wash and wax.  You also probably remove all the bumper stickers and things hanging from the mirror.  Why?  Because you want to get the best price possible and people will most likely be turned off by a car that is dirty and full of clutter and personal items.  Best wishes for a terrific New Year!

Lonnie -

I have a client who is going to list her million dollar property in the spring.  The house is lovely but, like most places, could use a few touch up.  Imagine how delighted I was when my client said, without prompting, "I don't mind spending money to make money, what do we need to do?"

Lonni, I flagged your post for a feature, as I was so excited to see a Realtor who GETS it!  I understand that you are a STAGING Realtor, but even that designation is sometimes not enough to garner the kind of support you expressed so expertly in your post!  The excuses and explanations of "not enough money" really do not hold water in many areas of the country, including ours, as many stagers offer consultation specials, and reduced rates right now, as low as $75.  Many stagers are getting creative and offering to be paid at closing, and some Realtors offer to pay up front with payment at closing.  I suggest Realtors find a stager that they can work with regularly, and get creative with the payment plan!  THANKS MUCH  for your positive post! P.S. I read this as a re-blog, hopefully even MORE will see it!
