Hi, I almost finish staging this property in Brookheavn area, Buckhead. My client decided to purchase whole furniture and accessories instead of rent to sell them together with this house.

I enjoyed selecting furniture for my client. Especially, a long dining table and leather & wicker chairs and a leather bench were new look for this year. I love it all together so much!!

We haven't finished some of the area yet since we are still waiting for furniture to get there. But so far, we staged enough area to take nice pictures up on MSL listing.

I find out I got pregnant! It is good or bad... I really have to hire a few asistant to up and un load decoration from my truck.

I am not sure how it works out but I really really have to find someone I can rely on. I put an ad for asistant wanted on craiglist the other day. I have at least 20 replys back. I cannot choose by just reading their resume and letter, nor don't have time to have interview with 20:P

One thing I noticed was that everybody says "I have passion, and great eyes on interior design". That might be true, but unless we have same taste of interior design, I cannot ask her to pick some items for each room. I tried it and it didn't work out. I rather select by myself since this will be my work and people judge my work by looking at my interior design. d

I haven't taken pictures of living, kitchen, masterbedroom and other area yet. Even last picture, I forgot to hold the towels on coutertop. I still need to go back there for a couple more times.

I was wondering how long you, stagers usually take to stage whole house? My ad says "ONE WHOLE DAY", but actually I always need to go back for a couple more times before I feel completed.

Hey, Kathy!! I heard about you a lot from Cliff. I felt bad that rental cotract fell through but he encourange me to listen my client to purchase the furniture for her house.

I do only contemporary design, but I have calls for traditional design. I wonder if I can refer you some of my clients. I cannot follow up all my clients by myself...

Misako -  Cliff is great!  He's such a nice person to work with and I've enjoyed our relationship.  He has a great sense of humor and is often saying things to make me laugh.  There's nothing better than a great laugh!

Love your style.  Pregnant?  Enjoy!  I always state that staging a vacant will take at least 2 days b/c I need to come back and get another look at my work and tweak it.  I think it's a good idea for occupied properties, too.

I just had a call for designing and color coordination whole house the homeowner just purchased. This is a different client, but I am not sure how much to charge her...

Anybody has a same problem? I know Interior design is taking longer time to complete since I have to convine home owners taste and recommendation.

I was thinking around $800 for whole house if I can get it done in a week.

Congratulations on both a fabulous job of staging those rooms and your good news!  I am looking forward to reading the comments about pricing for interior design.   I have occasionally been hired to design the new home of a client whose home I staged.  Sometimes, it means starting from scratch...picking out furniture, window treatments, soft goods, etc.  While I enjoy doing the work, it is very time consuming and if I charged my normal hourly staging fee, it would cost the clients almost as much for my fee as they are spending on furnishings.  With that said, I personally think $800 is too low for spending a week designing a house.  Can't wait to hear what others have to say on this subject.  Good post, Misako!

What a great transformation, before the dining area looked cold and un-inviting.   After staging you did a fabulous job making the space a space that potential buyers can envision themselves entertaining in and moving into. Great Job. Congratulations!

Judy>> I have to meet with her on 15th. I am not planning to measure her entire home to charge by footage. My "new" plan is to design living, dining, master for $600+. and trying to finish in a couple of days. If she likes it, I can charge her extra room by room to design and coordinate to finish entire home. Some clients think we find everything from one store, and it is so easy to do one house in one time, but it is impossible. I rather concentrate each room. I have at least 12 receipts for this client I just staged above. Most of them from same stores in dirrerent location and dates. To load decoration for 7 rooms total was not that easy in one day:P

I will charge flat rate. We will add material cost on the top to meet her budget.

I always recommend my clients (Interior Design clients) to spend decoration at least half of what they spend for their furniture. If your couch set is $1000, I want my client to spend around $500 for decoration on living room for frame art, pillows, table top items. I could find everything from Walmart to lower the budget, but it is all up to my clients how much they are willing to spend, and how they want to look. I can shop at Wal-mart to PierOne anywhere my clients like. Even though I don't use Walmart decoration for myown house, it is competitive to Target nowadays!!

This scenario is not staging clients. It is for people who like to decorate their home to live.

Misako a momma - congratulations

For interior design I go with a basic consult fee and we can usually get  all the paint colors and main ides for furnishing.  Then after that I source by the hour - your bid sounds low - there is a lot of running involved and computer time - I take photos in the stores and email them to client etc.

 When you are over your morning sickness you will find shopping gets much easier and you then will need a helper to place  things but probably not source for you for a while.

 You get a discount from where - IKEA or just World Market - I'm always looking for the deal!!

I have a membership as designer at pierone import for 20% OFF. World Market gave me 25% for just seasonal sale. At IKEA, we purchased display items to get discount.

We were just lucky that day to get so much discount we were expected!

Thank you for your advice. I might charge her a little bit more and see if she accepts me.
