Crofton homeowners are looking forward to an improved real estate market in the new year.  Will they get their wish?

I’lThe future of Crofton real estate is...l restrain from commenting on the ups and downs of the past decade that will impact real estate in the future because you'll be hearing and reading about that online and in the media from now through New Year's Day.  Instead, I'll go straight to the subject at hand.

My Top Five Predictions for Crofton Maryland Real Estate in 2010:

  1. 2010 will continue to be a buyer’s market i.e., buyers will have the edge in any real estate negotiations because supply will outweigh demand.
  2. Prices will remain relatively stable, with seasonal ups and downs throughout the year.  In other words, I’m expecting curves on any graph showing prices from month to month in Crofton, not sharp peaks and valleys. 
  3. Foreclosures and short sales will continue to be lower in Crofton than other areas because so many Crofton homeowners are long-time residents with plenty of equity.
  4. Interest rates will rise.  Really, how long can they stay below 5% for a 30–year fixed rate mortgage?  
  5. Average days on market will remain in the 3–4 month range, but well-priced homes in good condition will still sell in less than 30 days.

Certainly no one has a perfectly focused crystal ball… not even the economists and certainly not the politicians who will dominate the cable channels and print media over the next few days with their predictions about real estate in 2010.  There are just too many variables that we cannot control!

A prediction is nothing more than someone’s “best guess and I certainly don’t have a crystal ball.  Yet I do have 4 decades of real estate experience in Crofton, so my guess is probably as good as (or better than) the next guy.

umbrellaRemember, real estate is kinda like the weather… it is LOCAL.  (Just because it's raining in Philadelphia, it doesn't mean you'll need your umbrella in Crofton!)  You’ve seen in my real estate market updates throughout the year that the real estate market varies widely even from Crofton to Bowie, or Odenton to Davidsonville.  That's why I have to clarify that these predictions are for Crofton only, and not the greater Crofton area.

Sea to Sky - There are 5 zipcodes within 5 minutes of each other in my market, and one had 166% growh in units sold last month while another experienced a 50% drop... the others fell somewhere in between.  County-wide the growth was 74% in units sold.   Crofton is extremely low in foreclosures and the adjacent zipcode for Bowie is extremely high.  Those are just a few examples that consumers in my market have read about on my blog for the past several months.  Anyone (including real estate licencees) who thinks in terms of "global markets" really doesn't know what's happening in their own market.

Hannah - Yes, I chose Crofton because it has more positive predictions than the other zipcodes in my market area.  LOL.  Who wants to read negative predictions?  That doesn't mean they're not appropriate for some areas.

Hi Margaret, my coverage area is so different, many of them are luxury markets, not moving at all, and then New Milford, which is a more "bang for your buck" family type of town. Hard to lump the predictions in together, I never do market reports for more than one area at a time. And you are so right, the one with the positive trend is the one to talk about. The rest will follow.

We all have to have someplace to live after all....

Margaret, so appropriate to have a 'mystical' approach to a market report. They do change from town to town. There are some areas we service that are not aware there is a downturn in housing, and others that have 8-10 months of supply. Thanks for sharing.

Rita and Brian - People always ask me about the real estate market, and I find it fascinating to see how it can differ from one community to the next.

Sally - Glad you received it, Sally. We tried to send one to all my subscribers, but ran out of time. Happy New Year!

Bill - I think established communities where people have lots of equity are less vulnerable to a challenging market, at least from the perspective of short sales and foreclosures dragging down prices.  Glad you have that situation, too.

Andrea - I agree... even different neighborhoods within a single zipcode can face a different real estate future 2010.

Ed - I think the difference in units sold last month really proves how different it can be from one nearby area to another:  166% growth in Crofton, and 50% drop in Davidsonville, for example.

Kathy - This is so true.  People hang on the predictions of cable TV commentators who deal with national statistics, for the most part.  As we've seen in our own market studies throughout the year, national statistics - even state and county statistics - don't necessarily reflect those in our own community.
