SHIFT: Your Listing only gets ONE First Impression / Susan Brown, Your Texas Connection, Keller Williams Realty

By
Real Estate Agent with Keller Williams NE, Kingwood Texas (Humble & Atascocita too)

First impressions of your listing make all the difference in the world.  And although the seller may nod in agreement with you as you state this fact, it is still their home and that emotional attachment that makes it so not-business and oh-so-personal.

In SHIFT, the next of the Twelve Tactics for Tough Times takes on the appearance of your listing.

Tactic #8 - Stand Out from the Competition - Seller Staging Strategies

This topic covers all kinds of tips to help the seller see their home through the buyer's eyes.  I read a phrase awhile back about "be a seller not a dweller."  That's it in a nutshell. SHIFT by Gary Keller

Gary Keller uses the "3P - 2F Formula."  That is Plantings, Paint, Pictures, Fixtures and Furnishings.  It's a great checklist and really hits the high points for "quick cosmetic improvements."

And SHIFT doesn't forget the professional home stagers.  I'm glad because this is the tactic our team uses.  We count the home stager as a team member.  And when we explain our home-selling strategies in a listing appointment, our home stager coming to work with the homeowner is a highlight of making the listing standout from the other homes on the market.

Don't you think it's high time you bought the book SHIFT?  You can purchase it by going to giftofshift.com/activerain.

One of the best things you can do is have the owner walk outside their home and come back in as if they are seeing it for the first time.

Pat, That is a great role play for the seller.  Thanks for the input!

Absolutely Susan - excellent points. Be the seller not the dweller. We always suggest that they are no longer the owners - let go - release the home to the new owners.

Susan -

Thanks for the post.  The 3P 2F formula is a great memory aid.
