SHIFT has been great from start to finish.  And I'm not surprised at all with the final tactic of the Twelve Tactics for Tough Times.  It is the one that trips us all up at one time or another.  

Tactic #12 - Bulletproof the Transaction - Issues and Solutions

This is where we really earn our commissions.  Keeping all the pieces of the transaction together right to the closing table and beyond.  You are not only doing your job but you are birddogging everyone else involved in consumating the sale.  There isn't any ASSUMING at this stage of the game.  We all know what assuming does.  And I don't want to be a mule!

In SHIFT, Gary Keller illustrates with an outstanding chart of the Six Issues that are the "moments of truth" in a transaction.

1. Inspections and Repairs
2. Appraisals
3. Loan Approval and Funding
4. Other Contingencies
5. Co-Op Agent
6. Deadlines

Any of these can attempt to derail your transaction.  It is up to you to have backup plans in case that attempt is made.  And doesn't it seem that everyone except you tries to SHIFT things around?  

The book also offers an excellent contract-to-close checklist.  We use a checklist and a erasable board to follow each transaction.  Bulletproofing is just another part of the transaction now in the SHIFTing market.
