Regularly I'm asked by clients what I think about he market. It's a good question and there are many ways to answer. I could give the sometimes overly optimistic Realtor view and quote the National Association of Realtors statistics stating that the market should be turning around by the year end. I could take the medias side and spread the doom and gloom adding fuel to the fire of fear and pandemonium they are always inclined to spread (hey it sells papers and even better ad space).
So what's the real answer? It depends; first you need to answer a few questions for yourself. Most important is why do you need to buy or sell. That's going to establish your motivation. Second, you need to know when ask when you need to buy or sell. If the answer is somewhere in between now and yesterday than it's a great time to enter the market. Why? Because you don't have a choice and it's time to make the best of it. This is where I come in. Helping clients walk through this process and laying out all options. Once you decide, commit and let's move on.
If you're selling because you have to, then your best bet is to establish a game plan with your agent and start the process. Developing the plan should be done with the end in mind. Start with the time by which you need to have your home sold by. Then price it accordingly and develop a marketing plan to get it out there in front of people (if your agent doesn't have a marketing plan, and a detailed one at that it should raise a red flag).
So what if you're on the other side. You need a new home. You're probably questioning what prices are going to do. Is it the right time. Well timing isn't everything. Chances of timing the market to buy right at the bottom are slim to none. If you are waiting it out chances are you're going to miss and actually catch it on the way up missing the opportunity on the way down. Where do I come in?
