Here we go. Off to a listing appointment, the seller calls to ask us to give a Current Market Analysis and the first thing he asks is "are you taking new listings because no one wants to list my House". Big red flag goes up. My answer is "of course we are taking listings". Now my wheels are spinning wondering what kind of appointment are we headed into?

After doing some research I can see that they may have paid more than the house will appraise for in this market. The comps will not support what they paid for the house, the wife is due to have a baby any minute and I pray our meeting does not induce labor. My hope is that here at the end of the year we will be able to help this client and give them the information they need to move on. I'm hoping that they have done some major remodeling and updating.

The question is this, Do you want to sell your house, or do you just want it on the market?

Hence the title of this blog, I want to be very wise about taking listings that have a chance to sell, not just spending money on marketing "Mission Impossible Houses".

Hows that for the name of a Real Estate Co.

This year is going out with a bang , I hope its not a shot at the Realtor. On the positive side we have our last closing of the year tomorrow, cash deal 10 day closing, the way to end a really interesting 2009.

We are looking for a real upswing in the coming months, we had our first positive gain in sales for 30+ months in November.

Here's to everyone who toughed it out. Have a great 2010.

Yes....hooray to all who toughed it out and learned to say no to listings that just do not make sense. I have found that after the disappointment people feel when they learn they just cannot sell their home, they appreciate the honesty and the truth.

We see those Mission Impossible homes, too. They want us to rent them our for more than the mortgage, even though their mortgage is a ridiculous amount. Sorry, no can do.
