New Lead Generation Site

This is an annnouncement I sent out yesterday to all my leads announcing my new home search site for Ann Arbor, Michigan. So I wanted to share with all of you on Activerain. I had worked with the programmer before, when he was living in Ann Arbor. He left his prior company and is with a new company out of California. When I heard, I immediately contacted them to get started again.

I use it for a pay-per-click campaign to generate leads of people searching for homes throughout the Washtenaw County Area. The site brings in so many leads that 4 agents in my RE/MAX office went together and share the pay-per-click budget. Even with my TEAM of 4 Buyer Agents we have plenty of leads to go around.

Since many people on the internet start their searchs months in advance we nurture those leads until they are willing to raise their hands and start looking. Anyway, I am so excited about the site and the results I am already seeing. Go ahead try it out, I promise I won't bug you to buy a home in Ann Arbor !

Ann Arbor & Washtenaw County Home Search Site

I am so happy to tell you about a new home search site I have. Search Ann Arbor Homes has every listing in Washtenaw County that is available.

Not only does it have virtual tours, and Multiple photos, but also Google Satellite, and Google Maps. You can see exactly where each house is located on both maps.

You can search homes, condos and vacant land with this site. You can save all your favorites in your own folder to view time and again. When you are ready to preview homes, just give us a call. The Missy Caulk TEAM of 4 Buyers Specialists are ready to help you.

Enjoy and let me know what you think !

Great site.  Best of luck.  Your statement about the internet and Real Estate agents, in my humble opinion, is 100% on the mark!

Kaushik, thanks. I still love to be on Google organically, but I do love lead generations to bring in the leads of people really house hunting.

Missy - I love your site can you tell me is that a turn key solution we could learn more about?

07/06/2007 09:23 PM by Clearwater Real Estate - Tampa Bay FL Homes & Condos for Sale- Cyndee Haydon (Belloise Realty)

hey Missy,

I would love to chat with you about your PPC success and the click ratio you currently have that is so successful!  Do you mind?

07/06/2007 09:24 PM by Jennifer Walker-Derby, Realtor Extraordinaire (Re/Max Westside)

Cyndee, I can put you in touch with them. I just didn't want it to be perceived as advertising on activerain. It is a custom site, programmed for the Ann Arbor Board data. The back end is awesome, I can follow up on exactly who my buyer agents are following up and where they are in the conversion rate. I'll send you a email.

Jennifer, I must have been typing when this came in, yes you can call me anytime. I would love to go into more detail.

Very slick search tool. Just curious, why not integrate this search into your Number1 Expert flagship website? So currently this new search site is like an island, correct?

07/06/2007 09:37 PM by Bobby Carroll - Real Estate Marketing (Dakno Marketing)

great, really like it, good luck, for how long you have this?

07/06/2007 09:43 PM by KATERINA VILLA-GARCIA (RE/MAX REFLECTIONS)

please let me have more information about this program.

What types of keywords are you using for your pay per click campaigns, do you choose them or does the company choose them for you?

What is the cost of something like this?

07/06/2007 09:47 PM by Nestor & Katerina Gasset, Realtors® Wellington Florida Luxury Homes (International Properties and Investments, Inc.)

Bobby, I have had my Number 1 site for 7 years and I am just starting to come up organically on the search engines in good position. Today I was page 1 Google for Ann Arbor Home Search. I have really worked hard since learning all the great stuff hear on activerain.....you, Laurie, Karen George have been tremendous.

This site is really just for generating A lot of leads and following them up with the back-end LCM. So I guess the answer is yes. Although they did tell me they would integrate it into a business blog, I am researching, just can't make my mind up.

Katerina, it launced a week ago. But, I had worked with the programmer when he lived in Ann Arbor for a year. 55 leads in a week that is NOT counting the other 4 I share the pay-per-click budget with, they probably have that many too, but I promote this everywhere.

We work together to determine the key search terms. There are some obvious ones like Ann Arbor Real Estate and homes for sale in Ann Arbor. But, we also serve lots of smaller communities around Ann Arbor and those terms are less per click.

Send me a email and I'll give you the information, again I didn't want to be pushing a site. Just sharing about what I'm doing.

The cost it tiered depending on the market you work in. They research an AD budget based on the popularity of the location and the key words. We can change it monthly if we're getting too many leads, or if not too many increase it.

It is fantastic because I don't have to worry about all that. Missy@MissyCaulk.com

I checked it out;  Looking good!

07/06/2007 11:26 PM by Patricia Kennedy (Evers & Company)

Another couple of questions if you don't mind - sounds like you manage your own PPC campaign, is that correct?  Is that a time drain for you? Have you thought about offering a property organizer on this search page so site visitors can save searches and favorite properties in their personal folder? Did you purposefully omit your "branding elements" to appear more "generic" to site visitors? Thanks!

07/07/2007 06:29 AM by Bobby Carroll - Real Estate Marketing (Dakno Marketing)

Bobby, I don't manage the pay-per-click, they do. We ( the agents and I set a budget monthly ) No way, that's why I have them, I am a Realtor first and manage my own TEAM. There is a property organizer. They can save any listing in a favorites place when they look at houses.

One lead has looked at a house several times and I know have her pre-qualified. She is moving back from Kansas.  They log on and seee all the saved houses. After they register they immediately they immediately get their  log on, their email address and a password to log back on anytime. Whenever they log back, I know it, the system sends me another email.

My company name is at the bottom, I want to give buyers the anonymity they want when they first search. It is a stealth site. Log on and see how it works, I'd love to walk you through the back-end sometime. That is the customer management side and where I can assign leads to certain buyer agents.

Fran, Patrica, Thanks

Missy - this sounds like an incredible new tool you've discovered!!  If you have 4 Buyer's Agents and "this tool" helps you keep them busy in Ann Arbor...we certainly need to learn more about it.  I too, would like to hear more about this.  THANK YOU for sharing your knowledge from Ann Arbor, Michigan!!

07/07/2007 07:24 AM by Real Estate Specialist | Brandon, FL | Susie Roscoe (Signature Realty Associates)

Hi Missy - this looks and sounds really great.  I've never used PPC before, having heard the negative stories about competitors driving up the clicks and therefore the costs associated with it.  I'd love to learn nore and will send you an email.  I really like your internet notice - perfectly said!

Thanks for sharing.  I've shyed away from PPC but after reading your post, I see that I should probably jump in.  I also liked your slogan about the internet and agents!  Very smart and very true.

07/07/2007 01:11 PM by Donna Yates, Georgia Realtor, North Georgia Blue Ridge Real Estate (Mountain Investments of North Georgia)

I have been considering PPC but I think your post is making me really consider making a decision.  This is really nice. Congrats on your success.  I would like having the contact information for the company that did this for you.

07/07/2007 01:41 PM by Huntsville Alabama Real Estate Agent, Kimberly Grant (Exit Leon Crawford Realty)

I think you are ahead of the curve.  Map based home searches will be the consumer standard shortly.  Do you have statistics for your PPC endeavor?

I would also add Google adsense to your page to capture income if you are getting a very high click through rate.

Ok everyone, I am spending so much time emailing you all individually because this was NOT meant to be an advertisment but here is the information for the company I work with: Howard is the CEO and a really great guy.

Missy,

Nicely done site.  I completely agree with the quote in your post about the agent who uses the internet replacing the one who doesn't.  There are an awful lot of agents out there who don't "get it" when it comes to the power of the internet.

I got a call and I posted the wrong zip code if anyone was trying the phone number for Tiger Leads.

It is corrected now.
