If I had a nickle for each buyer that I told to get an agent and not to call the listing agent ... in the end they often say, "I should have listened!!!!" Even with a 100% honest, fair, experienced agent, who can really say that your side (as a buyer) was negotiated to the absolute best if they are also rooting for the seller?

I have had so many customers insist on contacting the listing agent, but they don't even go for buyer representation of Duel Agency. They just think the agent will work the best deal for them when its their listing. I hope they read your blog.
Hi Gregory - I agree.... I have had people say to me, I'm not sure if I am serious about this house so I'll just "bother" the listing agent to show me the home. They don't realize what position they are putting themselves into! Happy New Year
